Google is significantly increasing its presence in Bengaluru by securing rights to roughly 2.6 million square feet at Alembic City in Whitefield. The agreement requires the landlord to reserve three additional office blocks exclusively for Google unless the company declines, ensuring flexibility for future expansion. Google IT Services India had earlier leased about 650,000 sq ft at the same campus. Analysts note that this could become one of the largest single-campus commitments by a global tech firm in India, reflecting strong demand for premium office space in Bengaluru.

Google has expanded its office footprint in Bengaluru's Whitefield district by acquiring rights to approximately 2.6 million square feet at Alembic City. The deal reflects the company's sustained commitment to growing its operations in India's technology hub.


The agreement specifies that the landlord must reserve three future office blocks the Annex Tower, Office Block Tower G, and Office Block Tower B-exclusively for Google unless it formally declines. The reserved blocks cannot be leased to any other tenant while Google's rights are in effect.

Previously, Google IT Services India had leased around 650,000 sq ft at Alembic City in 2024, marking the campus as a key location for its Bengaluru operations. With this expansion, the company significantly increases its overall presence on the campus, strengthening its access to local talent and engineering infrastructure.

Industry experts note that rentals at Alembic City are among the highest in Whitefield due to its Grade A classification and appeal to global technology tenants. The lease includes long-term commitments with periodic rent escalations, aligning with typical corporate strategies for large-format office spaces.

This expansion is part of Google's broader commercial real estate footprint in India, which spans multiple cities, with Bengaluru accounting for the largest share. In recent years, the company has also renewed existing leases and taken additional office space in other Indian tech parks, signaling confidence in the country's talent pool and business environment.

Bengaluru's office leasing market has seen strong absorption of premium space, particularly from global technology companies and GCCs (Global Capability Centres). Analysts believe deals like this indicate a strategic shift toward large integrated campuses to support engineering, cloud services, and innovation functions.
