Casagrand has launched Casagrand Mandarin in Miyapur, introducing what it terms Hyderabad's first UPARTMENT a new residential category positioned as an upgrade over conventional apartments through higher space efficiency and low-density planning. Spread across eight acres, the gated community will comprise 334 large-format 3 and 4 BHK homes with a reported carpet efficiency of 78%, around four percentage points higher than typical apartments. Casagrand has expanded its Hyderabad portfolio with the launch of Casagrand Mandarin in Miyapur, positioning the project as the city's first UPARTMENT a format aimed at bridging the gap between conventional apartments and villa-style living. The eight-acre development will house 334 3 and 4 BHK residences across six blocks, designed with dedicated cores and a relatively low residential density compared to standard urban apartment projects.
A key differentiator highlighted by the developer is the project's reported carpet efficiency of 78%, which it states is approximately 4% higher than typical apartment layouts. This translates into larger usable internal areas, with living and dining spaces extending up to 45 feet in length in select units. Bedrooms are designed with wider dimensions, starting from around 13 feet in width, reflecting an emphasis on scale and flexibility within apartment configurations.
The master plan allocates about 5.7 acres to open spaces, including 5.3 acres of landscaped areas and vehicle-free podium zones. According to the developer, this layout is intended to improve ventilation, privacy and sightlines, factors that are increasingly constrained in high-density urban housing markets. The project is anchored by a five-storey clubhouse spanning roughly 41,000 sq ft, alongside a 5,600 sq ft chlorine-free swimming pool. In total, the development offers more than 70 lifestyle amenities and over 25 wellness-focused features, integrating recreational, social and fitness-oriented spaces within the community.
Casagrand Mandarin is located in Miyapur, a western suburb that has emerged as a key residential micro-market due to its proximity to Hyderabad's IT corridors, metro connectivity and access to schools, healthcare and retail infrastructure. The project also incorporates co-working spaces, EV charging facilities and neighbourhood retail, aligning with evolving post-pandemic residential preferences.
Construction will use Mivan technology, which the developer says will enhance structural precision and durability. The project is registered under Telangana State RERA with registration number P01100010475.
With its focus on higher carpet efficiency, amenity depth and open-space planning, Casagrand Mandarin reflects a broader trend among large developers to differentiate mid-to-premium apartment offerings in Hyderabad's increasingly competitive residential market.
