Mantra Properties has launched a 45-day home buying initiative titled Zero is the new hero, running from mid-February to the end of March across all its ongoing Mantra and Burgundy projects in Pune. The campaign is structured around eliminating multiple upfront and ancillary costs typically associated with residential purchases, including GST, booking amount, floor rise, premium charges, legal fees and loan processing charges. By absorbing or rationalising these components within the overall pricing framework, the developer aims to present a clearer and more predictable cost structure for buyers. The initiative is positioned against Pune's steady residential absorption trends, with Mantra seeking to reduce decision friction and improve transparency at a time when pricing complexity often delays purchase commitments.
Mantra Properties has announced a time-bound residential sales initiative in Pune, branded Zero is the new hero, designed to simplify the financial decision-making process for homebuyers. The 45-day campaign is scheduled to run from 16 February to 31 March and will be applicable across all ongoing Mantra and Burgundy-branded residential projects in the city.
At the core of the initiative is the elimination of several cost heads that typically add complexity to residential pricing. Under the scheme, buyers are being offered zero GST, zero floor rise charges, zero premium charges, zero booking amount, zero legal fees and zero loan processing fees. According to the developer, these components are either absorbed within the overall pricing construct or rationalised to ensure uniformity and clarity in the final quoted price.
The campaign reflects a broader shift among developers towards structured, transparent pricing mechanisms, particularly in markets such as Pune where demand remains stable but buyers are increasingly cautious about total acquisition costs. By removing layered add-ons and upfront payments, Mantra Properties aims to address one of the key friction points in residential transactions uncertainty around the final payable amount.
Commenting on the initiative, Rohit Gupta stated that pricing complexity often becomes a psychological barrier for buyers, even when the intent to purchase is strong. He said the initiative was designed to provide clarity and confidence by simplifying the financial framework around homeownership, reinforcing the company's view that buying a home should be transparent and predictable rather than overwhelming.
Beyond new buyers, the campaign also extends benefits to existing customers, referral partners, employees and corporate associations linked to the developer. This broader applicability is intended to strengthen Mantra's ecosystem-led approach, where customer engagement and loyalty are integrated into its sales strategy.
The launch comes at a time when Pune's residential market continues to exhibit disciplined supply additions and consistent absorption across key micro-markets. Structured financial initiatives such as Zero is the new hero are increasingly being used by developers to accelerate decision-making without resorting to deep price cuts, thereby preserving long-term value integrity while addressing short-term affordability concerns.
