The Yamuna Expressway Industrial Development Authority (YEIDA) plans to launch a major residential plot scheme this month, offering 973 residential plots near the upcoming Noida International Airport, reflecting strong infrastructure-led demand in the region. The plots, to be offered across Sectors 15C, 18 and 24A along the Yamuna Expressway corridor, will range in size from 162 sq m to 290 sq m and are expected to be priced at an average of about INR 35,000 per sq metre. Prior to the launch, the scheme will seek mandatory registration with the Uttar Pradesh Real Estate Regulatory Authority (UPRERA) before applications open. Interested buyers can register by paying a 10% registration fee and participate in a computerised lucky draw for allotment. YEIDA has also reserved portions of the plots for farmers whose land was acquired and industrialists with functional units in the area, while the remaining plots will be available to the general category. The initiative is set against the backdrop of the airport project, expected to boost regional growth and real estate values.
The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing to launch a significant residential plot scheme this month aimed at homebuyers and investors targeting the growth corridor emerging around the Noida International Airport near Jewar, Uttar Pradesh. The scheme will offer 973 residential plots of various sizes in Sectors 15C, 18 and 24A, located in close proximity to the airport project a key infrastructure catalyst expected to become operational soon.
According to YEIDA officials, the plot scheme is expected to be rolled out within the next 15 days, contingent on obtaining mandatory registration from the Uttar Pradesh Real Estate Regulatory Authority (UPRERA). RERA registration is a statutory requirement for launching any housing plot scheme, and once it is secured, applications will be opened up to interested buyers and investors.
The residential plots will be offered in a range of sizes to cater to different segments of buyers. The distribution includes 476 plots of 162 sq m, four plots each of 183 sq m and 184 sq m, 481 plots of 200 sq m, six plots of 223 sq m, and two larger plots of 290 sq m. The average pricing for these plots is expected to be around INR 35,000 per sq metre, aligning with current market expectations along the rapidly appreciating corridor.
To participate in the scheme, applicants will need to pay 10% of the plot cost as a registration fee. This payment makes them eligible to take part in a computerised lucky draw, which will determine plot allotments. YEIDA plans to keep the registration window open for about a month, after which successful applicants will receive allotment letters and can proceed toward possession once allotment formalities are complete.
The authority has also built in specific reservations as part of the scheme. 17.5% of the plots have been earmarked for farmers whose land was acquired for development in the area, while 5% are reserved for industrialists holding functional units within the YEIDA region, often referred to as Yamuna City. The remaining 77.5% of plots will be made available to the general category of applicants participating in the draw.
The upcoming plot launch comes at a time when real estate values along the Yamuna Expressway have shown strong appreciation, fuelled largely by the infrastructure boost from the Noida International Airport project and associated urban expansion. The airport poised to be a major economic driver for the region alongside improved connectivity and planned township developments, is expected to significantly enhance the residential and investment appeal of plots in these sectors.
YEIDA's latest initiative reflects the broader trend of infrastructure-led real estate growth in the Delhi-NCR region, where airport-adjacent land has become highly sought after by both end-users and investors anticipating long-term value appreciation as the area transitions into a major urban and economic hub.
