L&T Realty Developers Limited, the real estate arm of the Larsen & Toubro (L&T) Group, has made a high-value land acquisition in Mumbai's Elphinstone Road / Lower Parel district to develop a premium commercial office project, reflecting a continued emphasis on strategic office space development in India's financial capital. The company executed a deed of assignment with AVA Smart City LLP on January 9, 2026 to acquire land rights for a 1.34-acre parcel comprising approximately 5,414 sq metres, which currently includes existing structures collectively referred to as the Khatri Estate.


The total consideration for the transaction stands at INR 448.6 crore, paid through a mix of cash and an area-sharing arrangement. Of this, INR 300 crore was disbursed upfront in cash. Under the rest of the deal terms, L&T Realty will hand over 55,000 sq ft of RERA carpet area commercial warm-shell space spread across upper floors of the planned development along with corresponding car parking spaces to AVA Smart City LLP, as part of the agreed settlement structure.

The acquisition positions L&T Realty to tap into one of Mumbai's most sought-after commercial micro-markets. Lower Parel and Elphinstone Road are well-established business districts with strong connectivity, mature social infrastructure and proximity to key corporate and financial hubs. These factors have helped sustain robust demand for office spaces and made the locale attractive for institutional and corporate occupiers seeking Grade-A workplaces.

Plans for the site envisage a landmark office tower featuring three basement levels, a ground floor, six podium floors, and 28 office levels above. Each office floor is designed with efficient floor plates of roughly 14,000 sq ft of carpet area, intended to meet the requirements of large corporate tenants and modern workspace users. The development is also likely to include ancillary amenities such as a business lounge, creche facilities and food and beverage outlets, aimed at enhancing the overall workplace experience.

According to L&T Realty's leadership, this acquisition reflects a broader strategic shift toward direct land purchases in prime locations, rather than development through joint ventures alone. The company views outright ownership of core assets as foundational to building a portfolio of quality commercial properties that can attract strong tenants and deliver long-term rental yields. The planned office building is expected to be ready for occupation within a 36-month development cycle, after which leasing can commence with top-tier corporates, particularly those operating in the BFSI, technology and professional services sectors that typically prefer premium Mumbai addresses.

This investment also underscores continued confidence in Mumbai's commercial real estate market, even as demand patterns evolve with hybrid work models and a renewed focus on location-led office space quality. By enhancing its footprint in the Lower Parel Elphinstone Road corridor, L&T Realty reinforces its commitment to developing future-ready workplaces in India's most dynamic urban centres.
