WeWork India Management Ltd has announced a substantial capacity expansion in Hyderabad's commercial real estate market, entering into a lease agreement to add around 3,300 desks across an area of about 2,50,348 sq ft. The additional workspace is expected to become operational on or before June 2026, subject to fit-out and completion timelines. The total investment for this expansion is estimated at INR 100 crore, which the company said it will fund through a combination of debt and internal accruals.


The expansion marks a strategic move by WeWork India to strengthen its presence in one of the fastest-growing office markets in the country. The current operational portfolio comprises approximately 1,21,638 desks, with an overall utilisation rate of 83.9%, demonstrating sustained demand for flexible workspace solutions amid evolving occupier preferences. The company said the expansion will support incremental capacity to meet rising demand from a diverse set of occupiers, including start-ups, small and medium enterprises, and larger corporations seeking agility in their workplace strategies.

The Hyderabad office market has seen robust leasing activity, with both global capability centres (GCCs) and flex space operators driving space absorption. According to industry data, GCCs accounted for a significant share of office take-up in recent periods, while flexible workspace providers gained a notable presence, reflecting strong corporate interest in adaptable work environments.

Hyderabad's appeal as a commercial hub has been underpinned by broader office leasing momentum in key micro-markets such as Hitech City, Madhapur, and the Financial District, where demand from technology firms, financial services, and multinational employers has remained considerable. This backdrop has supported continued investment in both traditional leased space and managed or co-working environments.
