Synopsis

HDFC Capital Advisors, the real estate private equity arm of the HDFC Group, has partnered with Curated Living Solutions (CLS), promoted by Bhaskar Raju of DivyaSree Group, to launch a rental housing platform with an investment of INR 1,000 crore. The platform will develop, own, and operate institutional-grade rental housing across major Indian cities, targeting students, young professionals, and migrant workers. CLS brings experience managing over 13,000 beds nationwide, while HDFC Capital provides long-term capital and governance. The initiative aims to formalize India's rental housing sector and enhance urban mobility.

HDFC Capital Advisors Ltd has joined forces with Curated Living Solutions (CLS) to establish a large-scale rental housing platform backed by INR 1,000 crore. HDFC Capital, the private equity arm of the HDFC Group, brings strong financial backing and governance expertise, while CLS, promoted by Bhaskar Raju of DivyaSree Group, contributes operational experience in co-living and institutional rental housing.


The platform will focus on developing, owning, and professionally managing rental properties across India's key urban centres, including Bengaluru, Mumbai, Delhi-NCR, Hyderabad, Pune, and Chennai. Its primary aim is to provide safe, well-designed, and sustainable rental homes for students, young professionals, and migrant workers. This is expected to address the growing demand for professionally managed rental accommodation, which has traditionally been served by unorganized players.

According to Vipul Roongta, CEO of HDFC Capital, India's urban rental housing market is reaching a pivotal stage, driven by a young, mobile population. He emphasized that rental housing is essential for supporting workforce and student mobility while providing quality, secure living options.

Bhaskar Raju of CLS highlighted that the platform will focus on institutional-grade assets with an emphasis on safety, functional design, and sustainability. CLS currently manages more than 13,000 beds across the country and brings expertise in design, operations, and asset management to the platform.

The platform plans to cater to co-living spaces, student housing, and worker housing, combining CLS's operational experience with HDFC Capital's financial strength. By professionalizing rental housing, it aims to enhance living standards, provide predictable returns for investors, and support the country's growing urban workforce. This partnership reflects a trend of institutional investment entering India's rental sector, which has historically been fragmented and informal.
