Synopsis

ABB has revealed plans to sell a property asset to Pensimo, paving the way for the construction of around 500 apartments. The Swiss engineering group expects the transaction to result in a pre-tax operational capital gain of about CHF 290 million, which is set to be recorded in the first quarter of 2026. Pensimo, a Zurich-based real estate investor, manages assets on behalf of Swiss pension funds and specialises in residential developments. The deal reflects ABBs continued approach of monetising non-core assets while maintaining focus on its core industrial operations.

ABB has announced plans to sell a property asset to Zurich-based real estate investor Pensimo, a move that will allow the development of nearly 500 residential apartments. The Swiss electrical engineering and automation major confirmed that the transaction forms part of its ongoing portfolio optimisation strategy, where non-core real estate assets are monetised to unlock value.

The company stated that the sale is expected to generate a pre-tax operational capital gain of approximately CHF 290 million. This gain is projected to be recognised in the first quarter of 2026, reflecting the financial impact of the disposal once the transaction is completed.

Pensimo manages property investments on behalf of Swiss pension funds and is known for developing large-scale residential projects across Switzerland. The planned housing development aligns with broader efforts to address housing demand in urban and semi-urban areas, particularly around major employment hubs.

ABB has previously undertaken similar real estate divestments as part of a wider focus on strengthening its balance sheet and prioritising capital allocation towards its core electrification, automation, and robotics businesses.
