Legal challenge filed after INR 300 crore Mundhwa land deal found invalid

Synopsis

A firm associated with Parth Pawar, son of Maharashtra Deputy Chief Minister Shri Ajit Pawar, has moved a Pune civil court seeking cancellation of a sale deed linked to a 40-acre land parcel in Mundhwa. The land transaction, valued at INR 300 crore, came under scrutiny after authorities found that the plot was government-owned and not legally saleable. The civil suit names the power of attorney holder and original landowners as defendants. The case follows multiple FIRs, arrests, and an ongoing probe into alleged irregularities, including stamp duty evasion.

Amadea Enterprises LLP, a company in which Parth Pawar is a partner, has filed a civil suit before a Pune court seeking cancellation of the sale deed related to a 40-acre land parcel located in Mundhwa. The suit has been filed against Sheetal Tejwani, who acted as the power of attorney holder for the original landowners, along with other concerned parties. The matter is scheduled to be heard on January 15, 2026.


The land was sold in May for INR 300 crore. Subsequent verification by the district administration revealed that the plot was classified as government land, making the sale legally invalid. Based on this finding, authorities concluded that the transaction should not have been registered in the first place.

The deal also drew attention due to an alleged stamp duty exemption of around INR 21 crore. Following this, the office of the Inspector General of Registration registered an FIR against Tejwani, another partner in the firm, and a sub-registrar for alleged stamp duty evasion. Parth Pawar has not been named in this FIR.

Separately, the district administration filed a criminal case against Tejwani, the firm's partner, and a tehsildar who has since been suspended, for their alleged role in executing and registering the sale deed. These cases are currently being investigated by the Economic Offences Wing in Pune.

Tejwani was arrested in connection with the case earlier and remains in custody. The sub-registrar involved in the registration process has also been arrested. In a related development, a court rejected anticipatory bail pleas filed by another official named in the investigation.
