Jamshri Realty has announced plans for Solapur's first integrated luxury lifestyle district, a 15-acre mixed-use development to be launched in 2026. Anchored by Jamshri City High Street, which has crossed 50% completion, the project combines retail, offices, wellness, hospitality and sustainable residential development. With a planned investment of around INR 400 crore, the development is positioned as one of the largest private real estate initiatives undertaken in Solapur in recent years.
Jamshri Realty has unveiled plans for Solapur's first integrated luxury lifestyle district, a 15-acre mixed-use development that will bring together high-street retail, commercial offices, wellness and recreational facilities, hospitality and sustainable residential spaces within a single master-planned environment. The project, branded as Jamshri City, is scheduled to be launched in 2026 and represents a significant step in repositioning Solapur as an emerging urban and economic centre.
The development is being created on the historic Jamshri Mills campus, with the company adopting a heritage-led placemaking approach that integrates adaptive reuse with new construction. The overall planned investment for the district stands at around INR 400 crore, making it one of the largest private real estate developments in the city's recent history.
At the core of the project is Jamshri City High Street, a commercial and retail zone that has already crossed 50% completion. Several national retail brands, including Westside, Zudio, Star Bazaar and Mr DIY, are already operational at the site, while additional anchor tenants are in advanced stages of fit-out. As part of the adaptive-reuse strategy, more than 1.2 lakh sq ft of heritage structures across the 118-year-old estate are being preserved, reducing embodied carbon while blending Solapur's industrial legacy with contemporary retail formats.
The wider district also houses Ileseum Clubs, a premium sports, fitness and wellness ecosystem catering to over 600 families, offering integrated lifestyle and recreation facilities. Adjacent to this is Jamshri Ignite, a purpose-built business park that has attracted IT and BFSI occupiers, including the Mahindra Group, strengthening Solapur's credentials as a future-ready business and talent destination. Under Commercial Phase 2, the company is planning a 1,50,000 sq ft IT tower targeting IGBC Gold or Platinum certification.
With the adaptive-reuse phase nearing completion, Jamshri Realty is now advancing its greenfield development plans. The upcoming phase includes a 3,00,000+ sq ft mall, a 100-key premium business hotel, a modern office tower and a luxury residential township designed around energy-efficient architecture, pedestrian-first planning and integrated renewable energy systems. The company estimates that the district will generate more than 4,000 direct and indirect jobs across construction, retail, hospitality and IT services.
Commenting on the announcement, Rajesh Damani, Founder and Managing Director of Jamshri Realty, said that Tier II and Tier III cities are emerging as key contributors to India's economic growth and require quality infrastructure and lifestyle offerings comparable to larger metros. He added that the Jamshri City development is intended to set new benchmarks for urban growth, sustainability and opportunity in Solapur.
The project has been planned with a strong ESG focus, incorporating rainwater harvesting systems, comprehensive waste management solutions and EV-ready mobility infrastructure. Beyond Solapur, Jamshri Realty is evaluating similar integrated district developments in cities such as Kolhapur, Nashik and Sambhajinagar, with further announcements expected in the coming financial year.
