EIH Ltd of The Oberoi Group has signed a management agreement to develop a 25-room luxury Oberoi resort at the historic Makaibari Tea Estate in Darjeeling. Scheduled to open in 2030, the project will strengthen the group's presence in heritage and nature-driven destinations. Established in 1859, Makaibari is among the world's oldest tea estates and is known for its Himalayan views, rich biodiversity and sustainable tea practices. The resort will be designed to blend luxury with the estate's ecological and cultural character. The project is also expected to support local employment and skill development, aligning with EIH's wider expansion plans of adding new luxury properties by 2030.
EIH Ltd, a flagship company of The Oberoi Group, recently announced that it has signed a management agreement for a luxury Oberoi resort at the renowned Makaibari Tea Estate in Darjeeling. The proposed resort will have 25 rooms and is scheduled to become operational in 2030, strengthening the group's presence in heritage and nature-led destinations.
Makaibari Tea Estate, established in 1859, is among the oldest tea estates in the world. It is widely known for its panoramic Himalayan views, dense primary forests and diverse flora and fauna. The estate has also been recognised over the years for its sustainable and organic tea cultivation practices, making it a distinctive location for a low-density luxury hospitality project.
According to EIH, the upcoming resort will be developed in a manner that respects the ecological and cultural character of the estate. The project is expected to blend luxury hospitality with the natural surroundings, a model the Oberoi Group has followed in several of its resort destinations across India.
Rudra Chatterjee, Managing Director of Luxmi Tea Co Private Limited, which owns the Makaibari estate, stated that the hotel is expected to contribute to training and skilling local residents. He indicated that the partnership with The Oberoi Group would help create sustained employment opportunities for people from nearby communities within the group's hotel operations.
The Darjeeling project is part of EIH Limited's broader growth strategy. The company currently has a development pipeline of 29 upcoming hotels and luxury cruisers planned to open by 2030. These projects, spread across India and select international markets, are expected to add around 2,251 keys to the group's portfolio.
The Oberoi Group has a long-standing presence in luxury hospitality and has previously focused on destinations that combine heritage value with premium travel experiences. Darjeeling, with its limited supply of high-end rooms and strong tourism appeal, aligns with this strategy.
