AIPL Ltd is investing approximately INR 987.25 crore in its new residential project, Riviera, within the AIPL LakeCity township on Dwarka Expressway, Gurugram. Spread across 5.14 acres, the first phase will feature two 43 storey towers with 3 BHK and 4 BHK apartments. The project's estimated revenue potential is around INR 1,500 crore. AIPL has engaged international design and consultancy firms for architecture, landscaping, clubhouse, and branding. This move underlines the growing developer interest in Dwarka Expressway, a corridor witnessing rising demand for premium and mid segment housing in the National Capital Region.

AIPL Ltd has announced plans to invest around INR 987.25 crore for the development of Riviera, a new residential project within its AIPL LakeCity township located on Dwarka Expressway in Gurugram's Sector 103. The company's filing with Haryana RERA details that the investment includes approximately INR 183.72 crore for land acquisition and around INR 456.54 crore earmarked for construction. Riviera will be developed over a total area of 5.14 acres, offering a substantial addition to Gurugram's residential landscape.


The first phase of Riviera will consist of two 43 storey towers, offering a mix of 3 BHK and 4 BHK apartments. According to AIPL, this phase alone has an estimated revenue potential of around INR 1,500 crore, highlighting the financial scale of the project. The development aims to cater to mid to premium buyers seeking modern, spacious housing in a well-connected corridor.

For the project's design and execution, AIPL has partnered with multiple international firms. Morphogenesis is responsible for the architectural design, while UK-based Aspect Studios is handling landscape consultancy. Singapore's Blink Design Group will design the lobby and clubhouse, and branding and signage are entrusted to The One Off, also from the UK. These collaborations are intended to ensure high-quality design standards and lifestyle-focused amenities.

Dwarka Expressway has become one of the most active corridors in the National Capital Region for residential projects. Improved infrastructure and connectivity, along with growing demand for 3 BHK and 4 BHK units, have made the area attractive to major developers. Over the past few years, property values along the expressway have risen significantly, and projects like Riviera reinforce its position as a key growth belt in Gurugram's housing market.

The development also complements AIPL's existing LakeCity township, which has seen steady absorption of residential units and ongoing construction activity. By bringing in international design expertise and large-scale construction investment, AIPL is positioning Riviera as a high-quality housing option for buyers in Gurugram while contributing to the corridor's expanding residential ecosystem.
