A 15% rent escalation is planned after three years, and a security deposit of INR 4.01 crore has been paid. Hyderabad continues to attract global capability centres due to its skilled workforce, infrastructure, and policy support.

Facebook India Online Services Pvt Ltd has finalized a five-year lease for approximately 69,702 sq ft of office space in Hyderabad's Hitec City, emphasizing the city's strength as a global capability centre (GCC) and technology hub. The lease was signed with Mahanga Commercial Properties Pvt Ltd for the Skyview 20 building within The Skyview complex. The agreement, registered in early December 2025, notes that rent payments began later that month while the lease term is considered effective from mid-July 2025.

The leased office space is situated on the fourth floor and comes with 70 car parking slots. The company has paid a security deposit of INR 4.01 crore. As per the lease terms, rent will rise by 15% after three years.

Facebook India has a history of substantial office presence in Hyderabad. In 2024, it renewed leases for a total of 3.7 lakh sq ft at The Skyview across two separate transactions, paying monthly rents of INR 2.8 crore and a combined security deposit of INR 16.8 crore. These renewals were also for five-year tenures, highlighting the company's ongoing commitment to long-term operations in the city.

Hyderabad has consistently emerged as a leading destination for global capability centres, drawing companies with its abundant skilled workforce, competitive office rents in USD terms, supportive government policies, modern infrastructure, reliable digital connectivity, and a diverse sectoral base including pharma, technology, BFSI, and life sciences. Over the past three years, Hyderabad has captured nearly 40% of new greenfield GCC setups in India, outpacing Bengaluru in attracting major technology and service operations.

The city's office market showed robust activity in 2025, closing the year with about 11.4 million sq ft of leased space, marking a 10% year-on-year increase and the second-highest annual leasing volume on record, surpassed only by 2019. Strong demand from GCCs and other large occupiers supported continued leasing momentum, demonstrating Hyderabad's position as a preferred location for global and domestic companies seeking premium office space.
