Aedifica has invested nearly EUR 110 million across six care properties in Europe, including new developments in Ireland and acquisitions in Germany, Belgium, and the Netherlands. These properties, accommodating 557 residents, offer yields between 6% and 7% and are highly energy-efficient. The investments form part of Aedifica's EUR 293 million total for 2025, surpassing its original target. With long-term leases ranging from 15 to 30 years and collaborations with experienced operators, these projects reinforce the company's healthcare real estate portfolio and sustainability strategy.
Aedifica NV has expanded its healthcare portfolio with an investment of nearly EUR 110 million across six care properties in Europe. The investment includes forward funding of three new projects in Belgium and Ireland, totaling EUR 75.5 million, and the acquisition of three trading care properties in Germany and the Netherlands for EUR 33 million. The properties are designed to accommodate 557 residents collectively and are highly energy-efficient, aligning with Aedifica's sustainability goals. Yields for these investments range from 6% to 7%.
The Irish projects include a five-storey care home in Crumlin, Dublin, for 151 residents, operated by Bartra Healthcare under a 25-year triple net lease, and a three-storey care home in Kilcoole for 109 residents, managed by Muskerry with a 30-year triple net lease. Construction for both is expected to start this quarter, with completion planned between 2027 and 2028.
In Belgium, Aedifica is investing EUR 16.5 million to extend and renovate a care home in Tessenderlo-Ham, increasing its capacity by 38 residents under a 20-year lease with Korian. In Germany, acquisitions include a Hamburg property for 107 residents and another in neburg for 109 residents, while in the Netherlands, a care home in Dronten for 43 residents has been acquired. All properties feature long-term leases and sustainable designs.
Throughout 2025, Aedifica exceeded its investment target of EUR 250 million, achieving EUR 293 million in total investments and projects. The company emphasized that these high-quality and futureproof buildings will strengthen its portfolio while delivering attractive returns. CEO Stefaan Gielens highlighted that Aedifica will continue to focus on strategic goals as it moves into 2026.
