Kilroy Realty Corporation announced additional leasing activity at its life science campus in South San Francisco, adding 300,000 square feet during 2025 to bring total commitments at Kilroy Oyster Point Phase 2 to 384,000 square feet, roughly 44 percent of the project's space. A major part of this expansion includes a long term, 16.5 year lease by the University of California, San Francisco, for about 280,000 square feet, where UCSF plans to relocate several research groups and establish pathology and genetics operations with occupancy expected in late 2027. A genomic sequencing foundry also leased 20,000 square feet and has already begun occupancy.
Kilroy Realty Corporation has reported that its leasing activity at Kilroy Oyster Point Phase 2 in South San Francisco expanded further with 300,000 square feet of new lease agreements secured during 2025. This takes the total leased area at the purpose built life science campus to 384,000 square feet, or about 44 percent of the available space in this phase of the project, which spans roughly 875,000 square feet across three buildings.
One of the key tenants in these recent agreements is the University of California, San Francisco (UCSF), which has committed to a 16.5 year lease for around 280,000 square feet effectively taking an entire building within the campus. UCSF plans to relocate its pharmacy and clinical laboratory groups to this facility and establish pathology and genetics operations there. The institution is expected to begin occupancy in the fourth quarter of 2027.
In addition to UCSF's lease, Kilroy also executed a 20,000 square foot lease with a new genomic sequencing foundry that focuses on clinical grade whole genome sequencing. This tenant has already moved into a space designed and built as part of Kilroy's spec suite offering and will use the location as its headquarters for sequencing services and technology development.
Kilroy Oyster Point is part of a broader development on about 50 acres of waterfront property designed to accommodate life science, office, and research tenants, with plans for multiple phases and buildings totaling several million square feet. Phase 2 remains in active leasing while earlier phases have seen substantial occupancy, and future phases are in planning or preparation stages.
Leasing growth at this campus reflects steady interest from high quality institutional and specialist tenants, reinforcing the project's role in the Bay Area life science market. Kilroy's broader portfolio includes mixed office and life science properties across several U.S. West Coast markets, and the company has been reporting sustainable occupancy levels in its stabilized assets.
