The directive is expected to reduce disputes, improve transparency, and ensure buyers are fully aware of parking arrangements before completing transactions.

The Karnataka Real Estate Regulatory Authority (K RERA) has announced stricter rules for residential property transactions to address ongoing issues with unclear parking slot allocations. Builders will now be required to provide comprehensive parking details in both the allotment letters and sale agreements. The authority's move comes after multiple complaints from homebuyers who received parking spaces that differed from what was initially promised.


Under the new requirements, developers must specify the exact slot number, type (covered, open, or stilt), dimensions, and precise location of each parking space as per the approved parking layout plan. This plan must be attached to the sale agreement to ensure that buyers are fully aware of the parking space they are purchasing.

Buyers have often faced problems when the parking spaces allotted at possession were smaller, differently located, or not practical for daily use. In several cases, families reported that promised covered slots were either too small or located far from the building lift, creating inconvenience. Structural issues such as narrow spaces between pillars or irregular shapes also made some slots difficult to use effectively.

K RERA intends this measure to prevent disputes between buyers and builders and to ensure transparency in property sales. By mandating accurate disclosure of parking slot details, the authority aims to provide clear information upfront and reduce future conflicts. The directive is similar to earlier steps taken by the Maharashtra Real Estate Regulatory Authority (MahaRERA), which had introduced detailed parking documentation to prevent disputes and improve buyer satisfaction.

Builders are expected to comply with the regulation in all ongoing and future residential projects. By including the parking details in the agreement and aligning them with approved plans, buyers will have a legally documented reference, which will help in case of any disagreements. This step is part of a broader trend to make property transactions more transparent and to safeguard homebuyer interests in Karnataka.
