Tambaram City Municipal Corporation has revised property tax name transfer charges, moving from a market value based system to flat fees to simplify payments for property buyers. Residential transfers now cost INR 500, while commercial properties are charged INR 1,000. Previously, residents paid between INR 15,000 and INR 40,000 depending on property size and valuation. The change aligns Tambaram with Greater Chennai Corporation practices and follows a Tamil Nadu government directive standardising fees across urban local bodies. While the move reduces costs, some residents reported initial confusion regarding revised assessments and past dues.

Tambaram City Municipal Corporation (TCMC) has implemented a fixed-fee system for property tax name transfers. Under the new arrangement, residential properties incur a flat fee of INR 500, while commercial or non-residential properties are charged INR 1,000. This replaces the previous system where fees were calculated based on market value, often reaching INR 15,000 to INR 40,000 for many residents depending on the property size and location.


The revision follows a Tamil Nadu government order to standardize name-transfer charges across urban local bodies. Officials noted that the new structure is intended to reduce financial strain for property buyers and create uniformity across municipalities. The move also aligns Tambaram's fee system with that of Greater Chennai Corporation, which already charges INR 500 for residential property transfers.

Residents previously faced unpredictable costs. In areas like Chromepet, homeowners were required to pay high amounts for name transfers. One resident shared that after receiving a new property assessment number, his half-yearly tax rose from INR 414 to INR 4,760. While authorities had informed residents that earlier dues would be waived, the sudden revisions caused confusion among some property owners.

Civic representatives welcomed the new flat-fee system, noting that it simplifies property transactions and lowers costs significantly. However, they emphasized the importance of clear communication and proper implementation, especially regarding prior dues and revised tax assessments. The corporation also indicated that all transfers under the revised system will be processed uniformly, helping buyers and sellers understand costs upfront and avoid surprises.

This adjustment ensures consistency in property tax administration and reduces the burden of large, unpredictable charges. It is expected to encourage smoother real estate transactions and improve transparency for property owners across Tambaram's jurisdiction.
