Karnataka Housing Board warns buyers against illegal site sales in Bengaluru

The Karnataka Housing Board (KHB) has cautioned homebuyers against purchasing plots in the Suryanagar Phase 4 residential layout using symbolic plot selection letters, stating such transactions are illegal and can lead to fraud or financial loss. These letters are issued only to landowners as part of the reservation process and do not grant ownership or transfer rights. The Board noted cases of misuse, including forged letters circulating in the market. Buyers are advised to only proceed after receiving formal allotment letters, completing registration, and obtaining eKhata, ensuring legal ownership and reducing risk.

The Karnataka Housing Board has issued a warning regarding plot transactions in the Suryanagar Phase 4 housing project in Bengaluru. The Board clarified that purchasing sites using symbolic plot selection letters is illegal, as these documents are meant solely for landowners and do not grant the right to transfer, sell, or enter agreements for the plots.


The project covers 1,498 acres and 39 guntas across Indlawadi, Kadujakkanahalli, and Bagganadoddi villages in Anekal taluk, Bengaluru Urban district. It is being developed on a 50:50 sharing basis between the Board and landowners. Under this scheme, landowners receive 50% of the developed land once the project is complete. Development works are currently underway.

KHB officials highlighted that some landowners have misused these symbolic letters to enter sale agreements with members of the public. There have also been reports of fake and forged letters circulating, which the Board described as illegal and fraudulent. Such actions put buyers at significant risk of legal disputes and financial loss.

The Board advised that plots should only be purchased after formal allotment letters are issued in the landowner's name. Buyers must complete registration and obtain eKhata before transferring or acquiring ownership. The Board emphasized that it will not be responsible for any fraud, illegal transactions, or financial losses resulting from purchases based on symbolic letters or unverified documents.

This warning reinforces the importance of adhering to official procedures in Bengaluru's real estate sector. Buyers and investors are urged to exercise caution and verify all documentation before completing transactions to ensure security and legal ownership.
