CapitaLand India Trust has resolved to divest a 20.2% stake in three data centre assets for a consideration of around INR 702 crore. The divestment forms part of a strategic capital management initiative aimed at unlocking value and enhancing financial flexibility.
The assets involved are part of the trust's growing data centre portfolio, which has been developed to capitalise on rising demand for digital infrastructure in India. Data centres have emerged as a key real estate segment, driven by rapid growth in cloud adoption, enterprise digitisation and demand for secure connectivity, making them attractive to institutional investors.
Following the transaction, CapitaLand India Trust will retain a majority interest of 79.8% in the three data centre assets. The planned sell-down is expected to generate proceeds that can be deployed for future acquisitions, portfolio expansion or other strategic priorities across the trust's diversified holdings.
The divestment underscores the trust's active portfolio management strategy and demonstrates investor confidence in India's digital infrastructure space. As demand for data centre capacity continues to rise with increasing digital consumption and cloud services adoption, such transactions indicate strong institutional interest in the sector and support sustainable long-term growth of digital real estate assets.
