Synopsis

Signature Global Ltd is set to raise INR 875 crore through private placement of 87,500 non-convertible debentures, each valued at INR 1 lakh, carrying an 11 per cent coupon rate and a tenure of just over three years. The allotment is planned for mid-October, with maturity expected in early 2029. Gurugram-based Signature Global, one of India's top real estate developers, achieved property sales worth INR 10,290 crore in 2024-25 and aims for INR 12,500 crore in pre-sales this fiscal, signaling strong operational growth and sustained investor interest.

Real estate developer Signature Global Ltd is planning to raise INR 875 crore by issuing non-convertible debentures (NCDs) to investors. In a regulatory filing earlier this week, the company stated that its Debenture Committee has approved the issuance of 87,500 NCDs on a private placement basis, each with a face value of INR 1 lakh.

The NCDs will carry a coupon rate of 11 per cent and will have a tenure of 3 years, 2 months, and 30 days. The allotment is scheduled for mid-October, and the debentures are expected to mature in early 2029. This follows the company board's approval in June to raise up to INR 875 crore through private placement of NCDs, reflecting a planned and structured approach to fund mobilization.

Signature Global, based in Gurugram, has emerged as one of the leading real estate developers in India. The company recorded strong sales in the 2024-25 fiscal year, making it the fifth-largest listed real estate firm in terms of sales bookings. During that period, it sold properties worth INR 10,290 crore and has set an ambitious target of INR 12,500 crore in pre-sales for the current financial year, indicating consistent growth and market confidence.

Over the past few years, Signature Global has steadily expanded its portfolio across residential and mixed-use projects, strengthening its presence in key urban markets. The company's fund-raising through NCDs is expected to provide additional liquidity to support ongoing projects, reduce reliance on debt, and ensure timely execution of new developments.
