Aaiji Group has secured regulatory approval from the Gujarat Real Estate Regulatory Authority (RERA) for a residential plotting project in the Dholera Special Investment Region (SIR). The approval, valid until 2029, allows Aaiji Infraspace to develop residential plots across a 10,809 sq metre land parcel. The project is expected to benefit from large-scale infrastructure developments in Dholera, including the upcoming international cargo airport and the Ahmedabad-Dholera Expressway. Dholera SIR has already attracted significant corporate interest, including Tata Electronics' INR 91,000 crore semiconductor unit.
Aaiji Group has received regulatory clearance from the Gujarat Real Estate Regulatory Authority (RERA) for a planned residential plotting project within the Dholera Special Investment Region (SIR). The project will be developed by the Group's real estate arm, Aaiji Infraspace, on a land parcel measuring 10,809 square metres. According to the company's official statement, the approval remains valid until 2029.
Founder and Managing Director Lalit Parihar stated that Dholera's rapid infrastructural development, strategic geographical position, and consistent governmental backing have positioned it as a favourable investment zone for the future. He pointed out that major infrastructure developments-including the Dholera International Cargo Airport and the Ahmedabad-Dholera Expressway-are anticipated to become operational by the end of 2025, potentially boosting connectivity and investor confidence.
The Dholera SIR has emerged as a high-priority development corridor for the Gujarat government, attracting substantial private sector participation. More than 100 companies have submitted investment proposals in the region, Parihar noted. Among the notable investments is Tata Electronics' INR 91,000 crore semiconductor project, which is expected to play a significant role in shaping Gujarat's industrial transformation and enhancing its position in India's tech-driven economy.
With connectivity infrastructure nearing completion and major corporations committing large-scale investments, the Dholera SIR is fast becoming a magnet for real estate development. Aaiji Infraspace's strategic landholding and early entry into the region may provide the company with a competitive advantage as the area continues to attract investor and end-user interest alike.
