The Zaheerabad Industrial Smart City (ZISC) is moving into active development after securing all clearances. Conceived as a National Investment and Manufacturing Zone, the USD 320 million (INR 2,369 crore) project is being developed by an SPV with TGIIC holding 51% equity and NICDIT 49%, with additional debt funding. Phase one spans 3,245 acres in Sangareddy, with over 90% of land acquired. Targeting sectors such as automotive, defense, food processing, and electrical equipment, early investors include VEM Technologies (511 acres) and Hyundai (408 acres). Designed as a self-sustaining ecosystem with residential, commercial, and green zones, infrastructure work will commence from October.
After receiving all necessary clearances, the Zaheerabad Industrial Smart City (ZISC) is transitioning from a conceptual plan to an active development site. The project, which originated as a National Investment and Manufacturing Zone (NIMZ), is being executed by a Special Purpose Vehicle (SPV) with a balanced partnership between the Telangana Industrial Infrastructure Corporation (TGIIC) that holds a 51% equity share, while the National Industrial Corridor Development and Implementation Trust (NICDIT) with a 49% of total share. The total project cost is pegged at USD 320 million (2,369 crore INR), with the remaining funding secured through debt.
The first phase of ZISC will be developed on 3,245 acres in the Sangareddy district. The land-use plan reflects a holistic approach to industrial and urban development, with dedicated areas for industrial plots, green zones, roads, and other essential amenities. Land acquisition for this phase is nearing completion, with over 90% of the land already in the state's possession.
The project is strategically positioned to attract a wide array of industries. The focus is on key sectors such as automotive, food processing, defense, metals, and electrical equipment. Several major companies have already been allotted significant land parcels, including VEM Technologies (511 acres for an integrated defense facility) and Hyundai (408 acres for a new R&D center and test track), signaling strong investor confidence.
The ZISC is expected to be more than just an industrial park, it is designed to be a self-sustaining urban ecosystem. The development plan includes integrated residential and commercial zones to support the workforce, along with extensive green spaces to promote a sustainable environment. The commencement of infrastructure works, including the finalization of tenders in October, will pave the way for construction to begin and transform Zaheerabad into a key industrial and economic hub for the region.
