Punjab Real Estate Regulatory Authority (RERA) has issued an interim order against Chandigarh-based Motiaz Builders for illegally advertising and selling flats at its "The Royale" project in Sector 39 (Extension), Mohali. The builder violated Section 3 of the RERA Act by launching and promoting the project without obtaining mandatory registration or opening an escrow account. Despite being served multiple notices, the developer failed to respond. RERA has now prohibited all marketing, booking, and sales activities related to the project. A final response has been sought by next month, with a detailed hearing scheduled in the coming weeks.

The Punjab Real Estate Regulatory Authority (RERA) has taken decisive action against Motiaz Builders for flouting regulatory norms by promoting and selling residential units at its project "The Royale" located in Sector 39 (Extension), Mohali without obtaining prior RERA registration. The authority, acting on a formal complaint, found that the developer had advertised and initiated bookings for flats in violation of Section 3 of the RERA Act, which mandates that no real estate project can be promoted or sold without registration.


RERA had previously issued multiple notices to the developer, seeking clarification and requiring registration compliance. However, the authority noted that Motiaz Builders failed to reply to any of these communications. The developer also did not set up the required escrow account, which is meant to safeguard buyer funds and ensure transparent financial management during project execution.

In its interim order, Punjab RERA has restrained the builder from continuing with any form of advertisement, booking, or sale of units in the project until further notice. The authority has directed Motiaz Builders to file a final reply by next month. A comprehensive hearing on the matter is expected to be held before the end of August.
