Telangana RERA suspends Shrivari's Brundavanam project after homebuyer complain

Synopsis

TGRERA has suspended operations on the Shrivaris Brundavanam housing project due to stalled construction-around 35 percent complete and unfulfilled possession promises. All promotional and sales activity has ceased, and the developer must provide full buyer lists, financials and a detailed completion schedule ahead of a tribunal. This reflects TGRERA's broader enforcement approach: ordering refunds with interest for non-delivery in unregistered projects, penalising promoters and real estate agents, and mandating completion of delayed developments. The authority is taking firm action to hold developers accountable and protect homebuyer interests.

The Telangana Real Estate Regulatory Authority (TGRERA) has halted all activities linked to the Shrivaris Brundavanam residential development in Hyderabad, acting on numerous grievances lodged by buyers. The authority prohibited all promotions, sales registrations and marketing until further directives are issued.

Construction reportedly stalled at about 35 percent completion, while possession commitments extending from early 2023 to mid-2024 remained unmet. Buyers also flagged a lack of clear updates. Having previously cautioned the developer, TGRERA now requires submission of a full roster of purchasers, financial records and a revised, actionable project completion plan-failing which legal consequences are possible.

The order also instructed the relevant registration office to suspend processing of transactions for the project and directed people to avoid entering any agreements or dealings with Shrivaris Construction in connection with this or other ventures. A tribunal hearing took place on July 11 to assess compliance.

This move reflects a broader pattern of TGRERA enforcement. In a separate case, a builder was ordered to refund a buyer with 11 percent interest after failing to deliver a flat at Happy Homes; the promoter had also transferred the booking without consent, while the project lacked registration and permissions. GT Infra and others were directed to finish pending work at Waterfront Villas by a specific deadline after complaints about substandard construction and missing basic amenities. Previous rulings also penalised promoters for unregistered projects and imposed hefty fines alongside refunds for homebuyers.
