Ireland has decided to reduce minimum apartment sizes and requirements for open space to address its housing crisis. This move aims to cut unit costs by EUR 50,000-EUR 100,000 and boost supply, following a 24% drop in apartment building last year. The government targets 50,000 new homes annually by 2030, despite homebuilding stalling at 30,000 units last year. While the Housing Minister states essential regulations are not compromised, opposition parties argue it will lead to substandard conditions. The government also adjusted rent controls to encourage development.
Ireland's government has recently decided to modify building standards for apartments. This action, across Ireland, aims to address a housing crisis and increase the supply of new homes by reducing minimum apartment sizes and requirements for open and communal spaces.
The government plans to reduce minimum apartment sizes and requirements for open space and communal facilities. Housing Minister James Browne stated that these actions are taken without compromising essential regulations, aiming to ensure apartments are viable to build and to increase supply.
The government hopes these changes will cut unit costs by EUR 50,000-EUR 100,000. This move follows a 24% drop in apartment building last year. Overall homebuilding stalled at 30,000 units last year. The government's target is to build an average of 50,000 new homes a year until 2030.
Opposition parties have criticized the move, arguing it will lead to substandard living conditions. They also point out that similar efforts in 2018 did not reduce costs. Property developers have stated that rent controls and higher interest rates are hindering the supply of new rental homes.
In response, the government adjusted its rent-control system in June to encourage development. Governments worldwide often face a balance between maintaining housing standards, ensuring affordability, and stimulating construction to address housing shortages.
