The Gujarat government has allocated 10 acres of land in the Dholera Special Investment Region (SIR) to the Tata Group for constructing residential apartments for its employees. This move supports Tata Electronics' (TEPL) INR 91,000 crore semiconductor fabrication unit in Dholera, India's first. The overall housing plan for Dholera's industrial ecosystem involves 1,500 serviced apartments. The Dholera SIR, envisioned as a greenfield smart city, is developing extensive civic infrastructure alongside industrial growth, aiming to create over 20,000 jobs and become a global semiconductor hub.
The Gujarat government has recently allocated a land parcel in the Dholera Special Investment Region (SIR), near Ahmedabad to the Tata Group for employee housing. The allocated land measures 10 acres. This initiative directly supports Tata Electronics Pvt Ltd's (TEPL) first semiconductor fabrication unit, which is taking shape at Dholera SIR. The Tata Group plans to build more than 500 apartments on this allocated land, as part of a broader plan to complete 530 apartments by mid-2027.
The Gujarat government is facilitating the development of a total of 1,500 serviced apartments, including one-bedroom, two-bedroom, and three-bedroom configurations. These are primarily intended for Tata Group staff, suppliers, and other companies within the ecosystem. Around 275 apartments are already available, with over 250 occupied. An additional 225 units are nearing completion, and construction of another 1,000 apartments has started, with completion expected by February-March 2026.
These dwellings are being constructed by private developers on plots auctioned by Dholera Industrial City Development (DICDL), a joint venture between the Government of India and Gujarat. TEPL's unit is India's first semiconductor fabrication facility, approved by the Centre in February 2024 as part of the India Semiconductor Mission.
This facility involves an investment of INR 91,000 crore (approximately USD 11 billion) in partnership with Taiwan's Powerchip Semiconductor Manufacturing Corporation (PSMC). It is projected to have a manufacturing capacity of up to 50,000 wafers per month and is expected to create over 20,000 skilled direct and indirect employment opportunities. The facility is slated for completion by the second quarter of fiscal year 2028, with first chip production expected by December 2026.
Dholera SIR is envisioned as a greenfield smart city, approximately 110 kilometers from Ahmedabad. The government is investing in critical civic infrastructure, including a fire station, hospital, school, and a desalination plant. Plans also include a hotel, a "Global Tent City" for visiting experts, and a premium mall.
The Ahmedabad-Dholera Expressway, a 109-kilometer, four-lane access-controlled expressway, is set for completion by May 2025. The Greenfield Dholera International Airport, with two parallel runways, and a proposed Bhimnath-Dholera Freight Rail Network are also part of the region's infrastructure development.
