The Lucknow Development Authority (LDA) is poised to launch two major projects in Gomti Nagar Extension, with a total investment of INR 3,300 crore. The first project, River View Apartments, will develop 51 acres of residential land featuring a range of flats, penthouses, and affordable housing for Economically Weaker Sections (EWS) and Lower Income Groups (LIG), all overlooking the Gomti River. The second project involves a hotel-cum-commercial complex on 5.5 acres, designed under a Public-Private Partnership (PPP) model. Together, these developments are expected to significantly upgrade Lucknow's urban infrastructure and lifestyle offerings, further boosting the city's appeal as a modern residential and commercial hub.
Two large-scale development projects in Gomti Nagar Extension, totaling an investment of INR 3,300 crore, are set to be initiated by the Lucknow Development Authority (LDA). These initiatives aim to enhance the urban fabric of Lucknow by providing world-class residential and commercial infrastructure.
The flagship residential venture, River View Apartments, will occupy 51 acres in Maleshemau village, situated behind the Uttar Pradesh Police Headquarters near Shaheed Path. This land parcel was recently cleared following a demolition drive to pave the way for this ambitious project. Estimated at INR 2,500 crore, River View Apartments will offer a wide spectrum of housing options, ranging from 1BHK to 4BHK flats, upscale penthouses, as well as dedicated accommodations for Economically Weaker Sections (EWS) and Lower Income Groups (LIG). Each apartment will boast serene views of the Gomti River and come equipped with premium amenities such as swimming pools, gyms, community clubs, and yoga centres. The project is designed in three distinct clusters to encourage participation from multiple developers, utilising a floor area ratio (FAR) of 5 to facilitate the construction of several high-rise towers.
In parallel, LDA plans to develop a hotel-cum-commercial complex on a 5.5-acre plot it owns at 1090 Crossing. This project, valued at INR 800 crore, will include a hotel, office spaces, and retail outlets, executed under a Public-Private Partnership (PPP) framework with the LDA acting as a co-developer. Special focus will be placed on the architectural design and facade of the buildings to create a landmark structure for the city. Upon completion, the commercial and office spaces will be leased for a period of 90 years with provisions for future extensions. This development is expected to significantly bolster tourism, commercial activity, and job creation in Lucknow.
Complementing these developments, the LDA is also advancing infrastructure enhancements in the vicinity, including the construction of a green corridor, a cloverleaf interchange connecting Shaheed Path and Sultanpur Road, a masterplan road, and a 'flower valley' landscaping project. These efforts are projected to raise the overall attractiveness and accessibility of Gomti Nagar Extension.
Requests for proposals (RFPs) for both projects are expected to be issued shortly, with developers selected following the bidding process. Once agreements are signed, the construction timeline for completion is set at three years, underscoring LDA's commitment to rapid urban transformation.
The strategic emphasis on iconic architectural design and comprehensive infrastructure planning reflects the authority's vision to position Lucknow as a progressive and liveable metropolis. As these projects progress, they are anticipated to elevate the city's real estate landscape and provide lasting benefits to residents, businesses, and visitors alike.
