Maharashtra leads with over 50,000 housing projects registered under MahaRERA

Maharashtra has become the first state in India to register over 50,000 housing projects with the Maharashtra Real Estate Regulatory Authority (MahaRERA), which recently entered its 9th year. The state accounts for roughly 35% of India's total housing projects, with key districts like Pune, Thane, and Mumbai registering significant numbers. While Tamil Nadu and Gujarat follow, their numbers are far lower, with 27,609 and 15,322 projects, respectively. MahaRERA's role in regulating the sector and safeguarding homebuyers' interests has contributed to the rapid growth of the real estate market across Maharashtra.

Maharashtra has emerged as the only state in India to register over 50,000 housing projects with the Maharashtra Real Estate Regulatory Authority (MahaRERA), making it a significant milestone for the state's real estate sector. As of now, a total of 50,162 housing projects have been registered with MahaRERA, with Tamil Nadu following at a distant second, registering 27,609 projects, and Gujarat third with 15,322 residential developments.


India's overall housing project statistics, as reported by the Ministry of Housing and Urban Affairs, show a total of 1,44,617 projects approved by RERA bodies across the country. Maharashtra alone contributes over one-third of this total, amounting to about 35% of the national share.

MahaRERA, established in 2017 under the Real Estate (Regulation and Development) Act, 2016, has played a pivotal role in regulating the real estate sector in the state. Maharashtra was one of the first states to set up this regulatory authority. Recently, MahaRERA celebrated its eighth anniversary, marking a successful journey of ensuring transparency and accountability in the housing sector.

The state is seeing a substantial spread of housing projects beyond the Mumbai Metropolitan Region (MMR) and Pune district, which were once the focal points of real estate activity. This expansion highlights the growing demand for housing across Maharashtra, reflecting the state's social and economic development.

Among the 50,162 registered projects in Maharashtra, Pune district leads with 12,788 housing developments, followed by Thane with 6,746 projects, and Mumbai suburbs with 5,907 projects. Raigad also has a significant share with 5,360 housing projects.

The Konkan region, including MMR, leads all regions in the state with 23,770 housing projects, followed by Pune with 15,932 projects. North Maharashtra and Nagpur regions show smaller numbers, with 4,621 and 2,764 projects, respectively. The Chhatrapati Sambhajinagar and Amravati regions, though smaller in numbers, have also seen steady growth.

In terms of district-wise registration, the Konkan region remains dominant, with Mumbai City contributing 1,284 projects, and districts such as Palghar, Ratnagiri, and Sindhudurg adding 2,899, 1,087, and 487 projects, respectively.

MahaRERA's consistent efforts to empower homebuyers and ensure minimal grievances have contributed to the rapid development of housing projects across the state. As per MahaRERA Chairman Manoj Saunik, the regulator's commitment to reducing grievances and ensuring consumer confidence in the real estate market has been key in driving Maharashtra's real estate growth.
