Assam is accelerating its urban development with three major projects: the Palasbari Satellite Township, the Jagiroad Integrated Township, and a Central Business District (CBD) in Guwahati. The Palasbari project spans 1,500 acres, featuring zones for deep tech, startups, and residential areas, with 20% green cover. The Jagiroad Township, near Tata's semiconductor plant, covers 461 acres, with plans for a 2,000-acre expansion, funded by a INR 1,000 crore Asian Development Bank loan. The Guwahati CBD aims to alleviate urban strain, offering over 10 million sq ft of commercial space and 60% open areas. Collectively, these projects are valued at USD 1 billion.
Assam Chief Minister Shri Himanta Biswa Sarma recently met with high-level representatives from the Department of Housing and Urban Affairs (DoHUA) and the Guwahati Metropolitan Development Authority (GMDA) at Assam House in New Delhi where he instructed them to expedite the construction of the upcoming satellite township at Palasbari in Kamrup district.
The Palasbari Satellite Township, encompassing 1,500 acres, is set to become a hub for deep tech research, startups, and innovation. It will integrate commercial, residential, and social spaces, along with greenway and blueway infrastructure, riverfront rejuvenation, and a robust public transport network. The township designates 150 acres for economic zones and maintains 20% of its area as open space and green cover.
The Chief Minister also reviewed progress on the Jagiroad Integrated Satellite Township, located near Tata's semiconductor plant in Morigaon district. Funded by a INR 1,000 crore loan from the Asian Development Bank, this 461-acre township will feature employee housing, hospitals, schools, women's hostels, MICE facilities, a golf course, a vendor logistic park, and integrated greenway and blueway infrastructure. It allocates 40% of its area for industrial use and 20% for open space and greenery. Plans are in place to expand the township by an additional 2,000 acres, with an estimated cost of INR 4,000 crore.
Additionally, the status of the new Central Business District (CBD) in Guwahati was reviewed. A GMDA official stated that the 150-acre project aims to develop inclusive, climate-resilient, and sustainable urban infrastructure. The CBD will encompass commercial, social, office, cultural, and residential functions, including high-end residential developments, vibrant public and recreational spaces, a public transport network, and integrated greenway and blueway infrastructure. Over 10 million square feet will be allocated for commercial space, with 60% of the area preserved as open space and green cover. The official added that once the satellite townships are constructed, they will ease the burden on Guwahati city, which is under severe strain due to a burgeoning population.
The combined estimated cost of these three projects is USD 1 billion. The meeting was attended by Chief Secretary Ravi Kota, Principal Secretary to the Chief Minister KK Dwivedi, Commissioner and Secretary of DoHUA Kavita Padmanabhan, and GMDA officials.
The integration of green spaces and advanced infrastructure in the Palasbari and Jagiroad townships, along with the development of the Guwahati CBD, positions Assam as a forward-thinking state ready to meet future urban challenges. These developments are expected to not only alleviate urban congestion but also attract investments, boost employment, and improve the quality of life for residents.
