Ambassadori Island Batumi, the first-ever artificial island in the Black Sea, is set to redefine Georgia's coastal skyline and economic prospects. This visionary project blends luxury, sustainability, and high returns on investment, offering annual yields between 9% and 17%. Strategically designed to support tourism, generate over 20,000 jobs, and boost Batumi's economy, the island will feature eco-smart infrastructure, luxury residences, and resort-style amenities. With Georgia's tax-friendly policies and rising tourist inflow, the development is drawing global investor interest. The project is being showcased at the International Property Show in Dubai, highlighting its global ambition and appeal.
A pioneering project is reshaping the coastline of Georgia with the introduction of Ambassadori Island Batumi the first artificial island in the Black Sea, unveiled to global audiences earlier this week at the International Property Show (IPS) in Dubai.
Positioned as a transformative coastal development, the island is designed as a modern urban ecosystem that fuses high-end resort living with long-term economic and lifestyle value. This project is expected to generate more than 20,000 employment opportunities and significantly stimulate regional economic activity. It also promises to boost public revenue streams that can support the ongoing development of Batumi.
For global investors, the development offers compelling financial returns, with projected annual yields ranging between 9% and 17%, depending on the type of property. Backed by Georgia's liberal tax framework which includes no property tax for individuals and a streamlined registration process the investment climate is particularly favourable for international buyers.
What sets Ambassadori Island Batumi apart is its commitment to sustainability and smart infrastructure. The project includes solar-powered lighting, rainwater harvesting systems for landscape irrigation, and mobile-based property management solutions. A 9-hectare forest park, 3.2 kilometres of walking trails, and recreational zones have been carefully curated to foster an active lifestyle while staying closely aligned with the surrounding environment.
The island is also designed for refined coastal living. Featuring 5-star hotels, branded residences, and private villas, it seamlessly blends privacy and luxury. Exclusive access options such as heliports and yacht facilities further reinforce the project's focus on elegance and convenience.
Gocha Kamkia, CEO of Ambassadori Island Batumi, conveyed that the vision behind the island is to create a destination reflecting Georgia's progressive identity-open, innovative, and environmentally conscious. He expressed confidence that the project would significantly shape Batumi's future and help draw global attention to the region.
Tourism in Batumi continues to grow at an impressive pace, with an average annual increase of 20%. With direct flight connectivity from Dubai, the destination is becoming more accessible to international visitors, enhancing its potential as both a leisure and business hub.
At IPS Dubai, currently taking place at the Dubai World Trade Centre, the island is being presented through an immersive AI-powered virtual tour at Booth C30. The delegation from Ambassadori Island is participating in the business program and engaging with visitors through special presentations, exclusive offers, and a cultural showcase featuring traditional Georgian gifts.
Its debut at the Dubai property expo not only amplifies international exposure but also signals Georgia's readiness to compete in the world's high-end property market. As tourism and global investment interest continue to grow, this project could serve as a blueprint for future coastal developments in the region and beyond.
