The New Town Kolkata Development Authority (NKDA) has initiated action against residential buildings in New Town being used for unauthorized commercial purposes. Following numerous complaints from residents about disturbances caused by such activities, NKDA plans to issue notices to property owners violating building regulations. As per existing rules, only 40% of a residential building's floor area can be used for commercial purposes, subject to obtaining the necessary permissions and paying applicable fees. Violators may face penalties as per the building rules.
The New Town Kolkata Development Authority (NKDA) has decided to issue stop activity notices to owners of ten multi-storied residential buildings in New Town that have been illegally operating as ceremonial houses without valid permission. Most of these buildings are located in residential localities of New Town Action Area I. These buildings, some three to four stories high, were originally constructed as residential properties but can be partially or fully utilized as ceremonial halls. This decision follows complaints from residents about disturbances caused by frequent social events, large gatherings, and parking congestion around these houses.
According to current regulations, 40% of the total floor area of residential buildings in New Town is permitted for commercial use, provided the owners obtain the necessary permissions and pay the required fees. Additionally, two more residential buildings have been identified for using more space than allowed for commercial purposes, and show cause notices will be sent to them.
Officials have stated that there are penal provisions in the building rules that can be applied against such errant building owners, depending on the extent of rule violations. Last year, local gram panchayat member Anupam Maity sent a letter to NKDA, highlighting that many buildings in residential localities like New Town AE, AA, BB, BC, and BA blocks were operating shops, guest houses, and other commercial establishments and requested checks on their trade licenses.
NKDA's recent actions underscore the importance of adhering to building regulations to maintain the residential character of New Town. The authority's commitment to enforcing these rules aims to address residents' concerns about unauthorized commercial activities disrupting their neighborhoods. Property owners are reminded to comply with the stipulated guidelines to avoid penalties and contribute to the orderly development of the area.
