After five years following the expansion of Prayagraj's urban limits in 2020-21, the Prayagraj Municipal Corporation (PMC) is now set to collect house tax on 1.5 lakh additional buildings in the newly included areas. Property owners in these areas will also be required to pay water tax. Tax collection has already started in several parts, including Naini and Jhunsi, where basic urban amenities were provided earlier. The move follows similar plans in Gorakhpur and Varanasi. While some villagers express dissatisfaction due to a lack of urban development, many property owners have already paid their house tax for the current fiscal year.
In 2020-21, Prayagraj's urban boundaries were officially expanded, bringing over 200 villages into the city's limits. This expansion allowed the Prayagraj Municipal Corporation (PMC) to begin collecting house tax from buildings in these newly included areas, but only after five years.
As of the current financial year (2024-25), over 1.5 lakh additional buildings in these newly expanded areas of Prayagraj will now be subject to house tax collection. This comes after the completion of the five years since the expansion of the city limits.
The expansion of Prayagraj's urban limits, which included merging 207 villages into the city, meant that property owners in these villages are now required to pay house tax. Along with house tax, property owners will also be liable to pay water tax.
The new tax system has already begun in several areas, such as Naini, Jhunsi, Jhalwa, and parts of Phaphamau, where early tax collection started last year. This follows the rule that if urban amenities like water and sanitation were made available before the five years ended, taxes could be collected sooner.
Tax collection is not exclusive to Prayagraj. Gorakhpur and Varanasi are also set to implement similar systems this year. According to PK Dwivedi, the chief tax assessment officer of PMC, the survey of properties in these areas has been completed, and house tax bills will be issued in the current fiscal year. A self-tax assessment facility will also be available for property owners.
However, not all is smooth. Many villagers are dissatisfied, arguing that urban development has not yet reached their areas. Some regions lack basic civic amenities, which may lead to resistance against paying the new taxes.
In the first phase of collection, house tax bills were sent to 25,000 properties, including those developed by the Prayagraj Development Authority and government and private housing schemes. Out of these, 10,000 property owners have already paid their house tax for the current year.
