The Lucknow Development Authority (LDA) has intensified its campaign against unauthorized real estate developments by demolishing Palm Residency, an illegal 38-acre colony located in Bakkas Village, part of Sushant Golf City. Despite having no layout approval, the site had partially developed infrastructure, including roads, drainage lines, and a site office. Acting under court directions, the LDA carried out a large-scale demolition, warning developers and buyers against initiating or investing in unapproved layouts. The move signals a tougher stance by the authorities on illegal plotting in the Lucknow real estate market.
In a decisive move to curb unauthorized development, the Lucknow Development Authority (LDA) carried out a large-scale demolition earlier this week at Palm Residency, a sprawling illegal colony situated in Bakkas village within Sushant Golf City. The colony, which covered approximately 38 acres, was being developed without obtaining the necessary layout approval from the competent authority.
Despite the lack of official sanction, construction activity was underway at the site. Infrastructure such as internal roads, drainage lines, boundary walls, and a site office had already been put in place by the developer. This prompted the LDA to initiate action following a directive issued by the court.
Zonal officer Devansh Trivedi stated that the LDA had taken down the boundary wall and other structures built on the site as part of a continued effort to clamp down on illegal land developments across the city. He further cautioned both developers and prospective property buyers to ensure all necessary approvals are obtained before undertaking or investing in any real estate project. Trivedi noted that the LDA would continue to take strict action against violators.
The LDA has been actively targeting unauthorized colonies that have mushroomed around Lucknow in recent years, particularly in high-demand areas like Gomti Nagar Extension, Sushant Golf City, and other peripheral zones. The rise in illegal plotting has been attributed to the growing demand for affordable housing and speculative investments, which has led to a proliferation of unapproved colonies.
While the demolition of Palm Residency is one of the more high-profile actions taken this year, it is not an isolated case. Earlier instances of similar demolitions have also been carried out in areas such as Sultanpur Road and Hardoi Road, where several illegal colonies were found operating without LDA sanction.
Authorities have reiterated that layout plans must be sanctioned under the UP Urban Planning and Development Act, 1973, before any development can commence. LDA officials have also warned that buyers who purchase plots in unapproved layouts risk losing their investments, as such properties may be demolished without compensation.
The LDA has called on citizens to verify the status of a project through its official website or by visiting the authority's office before making any property purchase. With this crackdown, the LDA aims to reinforce regulatory discipline and ensure planned urban growth in Lucknow, which has witnessed rapid expansion in recent years.
The crackdown is not only a corrective step but also a deterrent for future violations. As Lucknow's real estate market continues to grow, the role of compliance, transparency, and responsible development becomes more critical than ever.
