PioneerUrban Land and Infrastructure Ltd is set to invest INR 300 crore in a luxury residential development designed specifically for senior citizens in Gurugram. Developed under the Haryana State Retirement Policy, the project, named Advait, is a collaboration with JK Organisation's real estate wing, JK Urbanscapes Developers Ltd. Spread over 2.6 acres, the gated community will feature 164 apartments with modern amenities, including a centralised air filtration system and on-site healthcare services provided by Fortis Hospital. With this project, the company enters the senior living segment in North India, marking a significant expansion in this emerging market.

PioneerUrban Land and Infrastructure Ltd, a prominent real estate developer, is making a strategic entry into the senior living segment with a new luxury residential project in Gurugram. The company announced earlier this week that it would invest INR 300 crore in the development of this high-end community tailored for senior citizens.


Titled 'Project Advait,' the venture is being executed in partnership with JK Organisation's real estate arm, JK Urbanscapes Developers Ltd. The project has secured approval under the Haryana State Retirement Policy, aimed at promoting purpose-built housing for senior citizens.

Spread across 2.6 acres, Advait will feature 164 premium residential units. Each unit is designed with a centralised air filtration system, also known as a TFA (Treated Fresh Air) unit, ensuring high indoor air quality. The project will also house medical services operated by Fortis Hospital, Gurugram, within its premises, offering residents immediate access to healthcare.

Manish Periwal, Chairman and Managing Director of PioneerUrban, noted that the project marks a strategic expansion of the company's portfolio into the senior living space. He said the investment reinforces their commitment to developing luxurious and resident-centric environments, with a strong focus on sustainable architecture and innovative design.

Rakesh Bohra, Chief Operating Officer at PioneerUrban, observed that the senior living concept is rapidly gaining traction across India. He pointed out that while Southern India currently dominates the segment-holding nearly 40 per cent of the national inventory there is a growing demand in emerging regions such as North India, which is encouraging new developments like this one.

PioneerUrban has already established a strong footprint in Gurugram through multiple real estate projects, and Project Advait is expected to strengthen its position further in the evolving senior housing sector.

As lifestyle expectations among senior citizens evolve, especially in urban regions, there is a noticeable demand for integrated communities that offer both luxury and healthcare. With Project Advait, PioneerUrban is not only diversifying its portfolio but also addressing a crucial housing need in North India. This move could set a precedent for more premium senior living ventures in the region, transforming how the real estate industry approaches retirement housing.
