In a move aimed at boosting transparency for homebuyers, MahaRERA has enforced a new regulation requiring developers to display the project's MahaRERA registration number, QR code, and the regulator's website in a font size equal to or larger than the project's contact details in all advertisements. This mandate, which came into effect earlier this week, applies across all advertisement platforms-print, digital, and outdoor. Developers failing to comply may be fined up to INR 50,000, and repeated non-compliance after a 10-day grace period will trigger further action under the RERA Act.
Maharashtra Real Estate Regulatory Authority (MahaRERA) has announced a significant update to its advertising norms for real estate projects, putting homebuyer interests at the forefront. With immediate effect, all promotional content for housing projects must prominently include the MahaRERA registration number, the official MahaRERA website, and a QR code specific to the project. These elements must be displayed in a font size equal to or larger than the project's contact information to ensure clear visibility.
The regulator has further directed that these details be printed in a visible colour and must be placed in the top-right section of any advertisement. This move targets advertisements across all media, including newspapers, leaflets, brochures, electronic platforms, hoardings, banners, social media, WhatsApp, and other messaging services.
These new rules were enforced earlier this week following a circular issued by MahaRERA. Developers have been asked to update all current and future advertisements in accordance with the revised norms without delay.
MahaRERA has clarified that any violation of these guidelines will attract a penalty of up to INR 50,000. Once penalised, developers will have a 10-day window to rectify the errors. If they fail to comply within this period, further action will be taken as per the provisions of the Real Estate (Regulation and Development) Act, 2016. Such repeated violations will be treated as ongoing non-compliance.
MahaRERA has noted that several advertisements continue to display the project registration details and QR code in an obscure manner-either in extremely small fonts, light colours, or in inconspicuous corners. This defeats the core objective of RERA, which is to promote transparency and enable consumers to verify a project's authenticity at a single glance. The new directive aims to make it easier for potential buyers to confirm a project's registration and legitimacy through clear, scannable, and prominent visual cues.
While urging developers to cooperate, the regulator stressed that compliance with these updated rules will significantly enhance consumer confidence and bring greater credibility to the real estate ecosystem in Maharashtra.
The guidelines aim to simplify the homebuying process by enabling buyers to verify project credentials instantly, bringing real estate advertising in line with consumer-first principles. Developers who adapt swiftly to this shift are likely to earn greater trust in an increasingly scrutinised market.
