The Uttar Pradesh Expressways Industrial Development Authority (UPEIDA) has requested INR 486 crore from the state industries department to develop integrated logistics clusters across Unnao, Agra and Aligarh districts. The funds will support basic infrastructure like roads, power, water, sewerage and security walls, across 344 hectares of land earmarked for manufacturing and defence-related companies. With 33 Integrated Manufacturing and Logistics Clusters planned statewide, this targeted investment aims at attracting global defence manufacturers to Uttar Pradesh's industrial corridors and fast-tracking land allotments to investors. Development is expected to bolster regional economic growth and meet rising demand for secure logistics hubs.
The Uttar Pradesh Expressways Industrial Development Authority (UPEIDA) plans to accelerate industrial growth by developing integrated manufacturing and logistics clusters in Unnao, Agra and Aligarh districts and has sought a budgetary allocation of INR 486 crore for the purpose. This move forms part of a broader strategy under the Uttar Pradesh Defence Industrial Corridor (UPDIC) initiative, which spans six nodal points across the state, including Agra, Aligarh and Chitrakoot, and connects with major expressways to facilitate seamless logistics.
Of the total 344 hectares to be developed, UPEIDA plans to lay out 133 hectares in Unnao, 123 hectares in Agra and 88 hectares in Aligarh. The authority will provide essential infrastructure such as reliable power and water supply, internal roads, sewerage systems and street lighting to ensure the plots are ready for immediate use. A 17.5 km boundary wall will also be erected to secure these clusters, underscoring UPEIDA's commitment to offering a safe environment for investors and manufacturers.
These clusters sit within the evolving Defence Industrial Corridor, which has already aggregated land banks across seven districts and is conducting plot allotments in phases. By focusing initially on three districts, UPEIDA aims to set a benchmark for future projects and demonstrate the corridor's potential to global defence manufacturing firms.
The funding request reflects UPEIDA's dual mandate: to promote economic development through expressway?linked industrial corridors and to foster strategic industries such as defence manufacturing. In recent years, the corridor has attracted proposals worth over INR 28,761.88 crore from 57 firms, signalling strong investor interest.
With land acquisition already complete in the Barauli Ahir block of Agra, UPEIDA has commenced plot allotments, with 33 plots released to investors so far. Developed plots are scheduled for handover within two years, enabling companies to begin construction and operations promptly.
Land pricing has been set to reflect local market dynamics, with reserved rates of INR 2,685 per sq m in Agra, INR 3,927 per sq m in Aligarh and INR 5,010 per sq m in Unnao. The higher rate in Unnao accounts for its proximity to Lucknow, access to the Lucknow?Kanpur National Highway and the upcoming Lucknow?Unnao?Kanpur Expressway.
Government of Uttar Pradesh's social media channels have highlighted this initiative as part of the #NayeBharatKaNayaUP campaign, emphasising UPEIDA's proactive role in shaping the state's industrial landscape. Officials believe that by offering fully serviced plots, UPEIDA will attract both domestic and international defence manufacturers seeking secure, well?connected locations.
Industry analysts predict these clusters will act as catalysts for regional development, creating employment and boosting ancillary industries. With seamless connectivity to major expressways and upcoming infrastructure, the Unnao, Agra and Aligarh clusters are set to become preferred destinations for companies in aerospace, defence and high?value manufacturing sectors.
As UPEIDA awaits approval of its funding proposal, the authority stands ready to deploy resources rapidly and ensure project timelines are met. By combining strategic location, robust infrastructure and transparent allotment procedures, UPEIDA aims to transform these districts into thriving industrial hubs that drive Uttar Pradesh's economic growth and enhance India's defence manufacturing capabilities.
