Brigade Group has partnered with Gruhas to launch the Earth Fund, India's first SEBI-registered real estate and sustainability-focused investment platform under Zoiros Projects Private Limited. The fund, worth INR 200 crore with an additional green-shoe option of INR 100 crore, is designed to invest in early-stage startups operating in PropTech, construction, and sustainability. By combining Brigade's legacy in real estate with Gruhas' investment expertise, the Earth Fund aims to accelerate 10 to 15 innovative startups with investments ranging from USD 1-2 million. The initiative focuses on UrbanTech, climate tech, and smart infrastructure to reshape India's built environment.
The Earth Fund is India's first investment fund of its kind that focuses on real estate technology and sustainable solutions. Brigade Group has partnered with Gruhas, an investment platform founded by Nikhil Kamath and Abhijeet Pai, to launch the fund in a significant step to advance innovation in real estate and sustainability. Set up under Zoiros Projects Private Limited, the Earth Fund is a SEBI-registered Category II Alternative Investment Fund (AIF) with a base corpus of INR 200 crore and a green-shoe option of INR 100 crore.
This collaboration brings together Brigade Group, a prominent name in India's real estate sector, and Gruhas, which has backed more than 50 ventures across PropTech, sustainability, and consumer industries. The Earth Fund aims to fuel startups that are solving complex challenges across the built environment by merging technology with sustainable practices.
At the helm of this initiative are industry veterans including Nirupa Shankar, Joint Managing Director at Brigade Enterprises Limited; Abhijeet Pai and Nikhil Kamath, Co-Founders of Gruhas; and Mohan Parvatikar, Independent Director at Zoiros Projects Private Limited. They are supported by a team with deep expertise in real estate, venture capital, and entrepreneurship, bringing a well-rounded strategic vision to the fund.
The Earth Fund will focus on supporting Pre-Series A and Series A startups innovating in sectors such as PropTech, construction technology, UrbanTech, and sustainability. Startups that already exhibit a proven product-market fit will be eligible for investments ranging from USD 1-2 million. The fund intends to build a portfolio of around 10 to 15 high-potential startups while keeping reserves for subsequent funding rounds.
The fund's priority areas include forward-looking innovations in UrbanTech such as property technology, construction advancements, asset optimisation, and sustainability ventures, including clean tech, climate tech, smart mobility, and renewable energy solutions. Several investment opportunities are already under evaluation, with announcements expected in the near future.
Leveraging its experience of mentoring over 80 companies through its Brigade REAP accelerator over the last eight years, Brigade Group plans to provide investee startups with much more than capital. The initiative will offer startups access to industry integration, go-to-market acceleration, strategic fundraising guidance, and broader growth support. Gruhas, on its part, will apply its experience of investing in multiple sectors to identify and nurture scalable ventures.
Earth Fund signals a shift towards a more innovation-driven and sustainable future for India's real estate and construction landscape. As Brigade Group and Gruhas pool their strengths, the focus will be on creating a robust ecosystem for technology-led solutions that address urbanization challenges and climate concerns. As investments roll out, Earth Fund has the potential to set new benchmarks for PropTech and sustainability in the region.
