Ghaziabad Development Authority expands jurisdiction to 77 villages along expressways

The Ghaziabad Development Authority (GDA) has approved the assimilation of 77 villages along the Delhi-Meerut Expressway and Eastern Peripheral Expressway to regulate rapid urbanization and infrastructure growth. This move includes 51 villages near Modinagar, Loni, and Baghpat, and 26 villages near Ghaziabad city. The GDA also addressed plot relocations in Madhuban Bapudham and approved fair land allocation for farmers. Similar expansions in cities like Chandigarh and Tambaram highlight the importance of structured urban planning. By integrating these villages, GDA aims to ensure systematic development, curbing unregulated growth and enhancing the region's infrastructure.

The Ghaziabad Development Authority (GDA) is set to expand its development scope by assimilating 77 villages located along the Delhi-Meerut Expressway (DME) and the Eastern Peripheral Expressway (EPE). This proposal, recently approved by the GDA board, aims to regulate and oversee development in these rapidly urbanizing areas, ensuring planned growth and infrastructure development.


The assimilation includes 51 villages along both sides of the EPE in regions like Modinagar and Loni in Ghaziabad, as well as Kekhra in Baghpat. Additionally, 26 villages along the DME, primarily in Modinagar and Ghaziabad city, are part of this plan. This strategic move is expected to bring these areas under GDA's jurisdiction, facilitating better urban planning and preventing unregulated growth.

In a recent meeting chaired by Divisional Commissioner Hrishikesh Bhaskar Yashod, the GDA board discussed 16 proposals, including the assimilation of villages under the Hapur Pilakhua Development Authority. This integration is anticipated to increase GDA's impact area, helping regulate development in regions experiencing unregulated growth due to infrastructure projects like NH9.

The board also addressed the relocation of 373 plots in Pocket-E of the Madhuban Bapudham housing scheme. These plots, initially sold as park-facing, were found to be opposite a crematorium, leading to buyer dissatisfaction and demands for relocation. The GDA's decision to relocate these plots reflects its commitment to addressing resident concerns and ensuring transparency in housing projects.

Furthermore, in compliance with a Supreme Court order, the GDA approved the allocation of 6% of developed land from 800 acres acquired at mutually agreed rates, and 20% from 281 acres acquired under the Land Acquisition (Rehabilitation & Resettlement) Act, to farmers at lower rates. This initiative aims to provide fair compensation to farmers and involve them in the urban development process.

The GDA's efforts align with broader urban planning trends in India, where cities are integrating surrounding villages to manage urban sprawl and ensure systematic development. For instance, the expansion of cities like Chandigarh has involved incorporating nearby villages, leading to better infrastructure and organized urban growth.

Similarly, the creation of the Tambaram City Municipal Corporation in Tamil Nadu involved merging five municipalities, five town panchayats, and fifteen village panchayats. This integration aimed to improve town planning, administrative efficiency, and resource management, reflecting a strategic approach to urbanization.

The GDA's proactive measures to assimilate villages and address land allocation issues demonstrate a commitment to planned urbanization. By learning from other cities and involving local communities, Ghaziabad aims to achieve balanced and inclusive growth, enhancing the quality of life for its residents.
