Ajmera Realty & Infra India Ltd (ARIIL) has secured a redevelopment contract for the Ascot Co-operative Housing Society in Shastri Nagar, Andheri West, Mumbai. The project encompasses a land area of 2,319 square meters and is projected to generate sales revenue of approximately INR 320 crore, with an estimated carpet area of about 71,300 square feet.
This redevelopment aligns with ARIIL's strategy to revitalize high-potential micro-markets through strategic redevelopment, joint ventures, joint development agreements, and asset-light acquisitions. Dhaval Ajmera, director of ARIIL, emphasized the company's commitment to these approaches.
The redevelopment of housing societies is a growing trend in Mumbai, addressing the city's challenges of aging infrastructure and limited land availability. For instance, Kalpataru has undertaken redevelopment projects in Chembur and Goregaon, covering 7.5 acres with a revenue potential exceeding INR 2,000 crore. Similarly, Mahindra Lifespace Developers announced a redevelopment project in Borivali, comprising seven residential societies with a combined revenue potential of INR 1,800 crore.
In addition to corporate-led initiatives, some housing societies in Mumbai have embarked on self-redevelopment projects. For example, the Purvarang Cooperative Housing Society in Mulund (East) successfully completed a self-redevelopment project without external funding or developer involvement, resulting in a 23-storey tower. Similarly, residents of Chitra Cooperative Housing Society in Chembur celebrated repaying a INR 20 crore bank loan after independently redeveloping their building.
These redevelopment efforts, including ARIIL's project in Andheri West, reflect a broader movement in Mumbai to modernize residential infrastructure and optimize land use. By undertaking such projects, developers and housing societies aim to enhance living conditions, increase property values, and contribute to the city's urban renewal.
As ARIIL progresses with the Ascot Co-operative Housing Society redevelopment, it exemplifies the potential for transforming existing structures into modern living spaces, aligning with Mumbai's evolving urban landscape.
