The Delhi Development Authority (DDA) has launched a new housing scheme offering 828 flats, with bookings starting today. This initiative aims to provide affordable housing for Low-Income Group (LIG) and Economically Weaker Section (EWS) applicants. The scheme includes 624 LIG flats in Siraspur and 204 EWS flats in Loknayak Puram, priced between INR 17.4 lakh and INR 17.7 lakh for the LIG units and INR 27 lakh and INR 28.4 lakh for the EWS units. These prices do not include additional charges like water connection fees, making it essential for buyers to factor in these costs before applying. The allocation will be on a first-come, first-served basis, highlighting the need for interested applicants to act quickly.
To make homeownership more accessible, DDA is offering a 25% discount on these flats for disadvantaged groups. This move aligns with efforts seen in other Indian cities, such as Mumbai's MHADA housing lottery, where reserved categories like SC/ST, differently-abled individuals, and senior citizens receive discounts or priority allocations. In Maharashtra, similar schemes have helped lower-income families secure homes at subsidized rates. In Bengaluru, the Karnataka Housing Board (KHB) has introduced affordable housing projects with subsidies for economically weaker sections, demonstrating a nationwide push towards inclusive urban development.
Additionally, DDA has introduced the Dwarka Community Service Personnel Housing Scheme 2025, which offers 349 flats in Dwarka Sector 19B. These flats are exclusively for staff working for apartment owners of Golf View Condo, ensuring housing for essential service workers like domestic help, security guards, and maintenance personnel. In many metro cities, similar models have been adopted to provide housing close to workplaces, reducing commute times for daily wage earners. For instance, in Noida, developer-led affordable housing schemes near IT parks and commercial hubs have been launched to address the housing needs of workers in the service industry.
The registration process for the Dwarka scheme has already begun, with online registration open until March 24. The flats will be sold through an online e-auction starting March 29, with a plinth area of 50 square meters and a price tag of INR 32.5 lakh. E-auctions have become a common practice in real estate, ensuring transparency in allocation. In Kolkata, for example, the West Bengal Housing Board uses online auctions for allocating land and flats, reducing favoritism and increasing fairness in the selection process.
These initiatives by DDA are part of a larger strategy to meet the growing demand for affordable housing in Delhi.
