Synopsis

The South Central Railway (SCR) has invited expressions of interest to develop vacant railway land across eight prime locations in Hyderabad, including Lallaguda, Mettuguda, Arts College, Alwal, and Uppuguda. Spanning over 7,000 square meters, these properties will be converted into commercial spaces such as fitness centers, food courts, function halls, drive-ins, and retail stores. This initiative aligns with Indian Railways' broader land monetization strategy, similar to projects in Mumbai, Delhi, and Howrah. Additionally, SCR is redeveloping Secunderabad Railway Station with a INR 720 crore investment to enhance infrastructure and operational efficiency.

The South Central Railway (SCR) is taking steps to convert unused railway properties in Hyderabad into commercial spaces. They have invited expressions of interest to develop vacant lands at eight prime locations, including Lallaguda, Mettuguda, Arts College, Alwal, and Uppuguda. These areas, covering over 7,000 square meters, are envisioned to host facilities such as fitness centers, food courts, cloud kitchens, sports facilities, drive-in venues, and function halls.


The initiative aims to utilize these idle assets for various commercial purposes. This includes hosting small private functions like birthdays and marriages, as well as accommodating activities like coaching classes by private operators, quick commerce premises, convenience stores, fashion stores, salons, and promotional kiosks. By doing so, SCR intends to generate additional revenue and enhance the utility of these spaces.

This strategy aligns with broader efforts by Indian Railways to monetize vacant land assets. The Rail Land Development Authority (RLDA), a statutory body under the Ministry of Railways, is responsible for developing vacant railway land for commercial use to generate non-tariff revenue. Indian Railways owns approximately 43,000 hectares of vacant land, with RLDA identifying several sites for commercial development.

For instance, RLDA has leased a 9,500 square meter plot at Mahalaxmi in Mumbai, a 17.9-hectare plot in New Delhi's Shakurbasti, and an 8.83-hectare plot near Howrah railway station for commercial development. These projects are expected to generate significant revenue and optimize the use of railway land assets.

In Hyderabad, the SCR has also initiated a INR 720 crore redevelopment project for the Secunderabad Railway Station. This project involves demolishing the main terminal buildings to modernize the facility into a world-class transit hub. Such developments are part of a broader strategy to enhance infrastructure and services, thereby improving passenger experience and operational efficiency.

By transforming vacant properties into commercial hubs, SCR aims to contribute to Hyderabad's urban development. This approach not only generates additional revenue for the railways but also provides new amenities and services to the public, reflecting a strategic utilization of available resources to meet the city's evolving needs.
