Kusum Ansal, wife of real estate developer and Ansal Group promoter Sushil Ansal, has recently sold her Feroze Shah Road bungalow located in the elite Lutyens' Delhi for INR 241 crore. This sale surfaces during a challenging period for Ansal API, which is currently entangled in multiple legal disputes concerning its business operations.


The transaction, finalised at a rate of INR 200,000 per sq ft, positions itself among the most expensive property deals ever recorded in India, eclipsing several high-value transactions from the Mumbai market, traditionally known for its record-breaking real estate deals.

The bungalow, situated on a 6,364 sq yard plot-one of the largest in Lutyens' Delhi-was listed exclusively by India Sotheby's International Realty. While the luxury real estate firm confirmed its exclusive mandate for the property, it refrained from commenting on the commercial details of the transaction.

As per information from the sale deed, Gujarat-based Yatah Enterprises emerged as the buyer, paying INR 17.56 crore towards stamp duty and corporation tax. However, the company has remained silent on the deal, choosing not to respond to external queries regarding the purchase.

Historically, Lutyens' Delhi has been a magnet for ultra-high-net-worth individuals and corporations due to its premium land parcels and proximity to power centers, often fetching record prices per square foot. The latest transaction further reinforces the area's reputation as one of the most expensive residential zones in India.
