CCI Group has reportedly planned an investment of more than INR 640 crore for developing over 2 million square feet of warehousing space in the second phase of its Chennai logistics hub. This will take the total investment made on the facility to INR 900 crore, increasing its overall capacity to 3 million square feet. The development will take place over 85 acres in the Polivakkam locality within the next 15 months. The facility will include both standard requirement warehouses and built-to-suit (BTS) segments, catering to industries such as e-commerce, automotive, FMCG, and manufacturing. The company aims to capitalise on Chennai's growing prominence as a logistics and supply chain hub. The expansion will be funded through a combination of promoter equity and construction finance.
CCI Group has made a new investment of over INR 640 crore to build more than 2 million square feet of warehousing space in phase 2 of its logistics park at Chennai. This would raise the overall capital investment in the facility to around INR 900 crore and raise the overall capacity to 3 million square feet.
The second development phase will be built on 85 acres in Polivakkam within the next 15 months. The company, which has expertise in integrated logistics and supply chain management, has already set up and fully leased a 1 million square foot facility on 35 acres at an investment of INR 250 crore.
The growth will include a typical warehouse, which is anticipated to become operational by mid-year, as well as a built-to-suit (BTS) facility catering to industry-specific requirements. The facility will serve a variety of industries such as e-commerce, automotive, FMCG, and manufacturing. The strategic positioning of the hub close to the Sriperumbudur-Oragadam industrial cluster is anticipated to draw industries that need high-quality storage facilities.
The investment will be funded through a mix of promoter equity and construction finance. The facility will be constructed in two phases-a normal warehouse that will be operational by mid-this year and a built-to-suit area for specific industrial needs.
Naresh Sharma, Managing Director, CCI Group, said Polivakkam is a strategic location for the company's long-term growth strategy. He pointed out that the area is slowly becoming a logistics hub because of its proximity to the Sriperumbudur-Oragadam industrial cluster. Sharma also indicated that CCI Group plans to attract industries dependent on high-end storage solutions and help the area's economic development through this new facility.
As Chennai becomes a major logistics and supply chain center in southern India, CCI Group's growth will benefit several industries like e-commerce, automotive, FMCG, and manufacturing. The company already has over 1,000 customers from various sectors like retail, chemicals, healthcare, pharmaceuticals, and automotive. With operations in 48 Indian cities, CCI Group operates over 15 million square feet of warehouses and logistics parks.
The firm has further spread its activities all over the world, retaining a presence in more than 105 nations with operations at more than 20 airports and ports in India.
In addition, CCI Supply Chain formed a strategic alliance with Value Spaces in October, a top industrial and logistics parks developer in India. As part of this partnership, CCI Group grew its warehousing presence by taking on lease 400,000 square feet of space in Value Spaces' parks in New Delhi, Silani-Gurugram, and Chennai.
India's warehousing industry is growing rapidly, fueled by growing e-commerce, changing supply chain practices, and the need for effective storage and distribution networks. Logistics players are leasing or building warehouses in key locations to serve industries like retail, automotive, pharma, and consumer goods. In addition, the transition towards organised warehousing and the use of technology-based solutions are fueling the expansion of logistics activities in the country.
