Tamil Nadu Chief Minister M.K. Stalin emphasized the state's commitment to sustainable housing and urban planning at the FAIRPRO 2025 real estate exhibition. He announced master plans for 136 cities, including Coimbatore, Madurai, and Tiruchirappalli, while the CMDA is working on Chennai's third master plan. With Tamil Nadu's urban population at nearly 48%, the state is streamlining building approvals through a single-window system, cutting approval time from 180 days to 64-90 days. Plans include nine satellite townships around Chennai, a INR 250 crore shoreline revitalization project, and improved transport hubs to support balanced urban growth.
Tamil Nadu Chief Minister M.K. Stalin has highlighted the increasing need for sustainable housing in the state, emphasizing the importance of innovative urban development plans. Speaking at the FAIRPRO 2025 real estate exhibition, he outlined the government's efforts to create master plans for 136 cities, including key urban centers like Coimbatore, Madurai, and Tiruchirappalli.
The Chennai Metropolitan Development Authority (CMDA) is currently working on the third master plan for the Chennai Metropolitan Area (CMA), which aims to address sustainable urban growth. This plan is crucial as Tamil Nadu's urban population is projected to rise, currently standing at nearly 48%. The chief minister noted that effective urban planning is essential for improving the quality of life for residents and fostering economic development.
The FAIRPRO 2025 exhibition showcases over 500 real estate projects, covering a vast area of residential and commercial space. This event serves as a platform for developers to present their projects and for the government to engage with stakeholders in the real estate sector. "Housing and urban development are vital for our state's economic growth," Stalin remarked, underscoring the connection between infrastructure development and overall prosperity.
In addition to the master plans, the government is also focusing on enhancing the efficiency of building approvals. Stalin mentioned the implementation of a single-window system for online building permissions, which has led to a 45% increase in planning approvals. The time taken for approvals has been significantly reduced from 180 days to between 64 and 90 days, demonstrating a commitment to streamlining processes for developers and homeowners alike.
Moreover, the state is planning to establish nine satellite townships around Chennai to accommodate the growing population. These townships will help distribute urban growth more evenly and provide residents with better access to amenities and services. The government is also investing in modern transport terminals in Chengalpattu and Mamallapuram to improve connectivity within the region.
To further enhance the livability of urban areas, plans are underway for the Chennai Shoreline Renourishment and Revitalisation project, which involves an investment of INR 250 crore to develop lakes and coastal areas. This initiative aims to provide recreational spaces for residents while addressing environmental concerns such as flooding.
The chief minister called for collaboration with the Confederation of Real Estate Developers' Associations (CREDAI) to support the development of industrial parks and office spaces across the state. By working together, the government and private sector can ensure that Tamil Nadu remains a hub for sustainable development and economic growth.
