Google India Private Limited and Google Cloud India Private Limited have extended their office space leases in Mumbai's Bandra-Kurla Complex (BKC), one of India's most expensive commercial districts. The renewal agreements, covering office spaces in the First International Financial Centre (FIFC), amount to a total rental expenditure of INR 304 crore over five years. Google India has secured two floors spanning 1.10 lakh sq ft for a monthly rent of INR 3.55 crore, while Google Cloud India has leased a single floor measuring 38,678 sq ft for INR 1.24 crore per month. The agreements, effective from June 2025, include a 15% rent escalation clause after 36 months.
Google India Private Limited and Google Cloud India Private Limited have renewed their office leases in Mumbai's Bandra-Kurla Complex (BKC) for INR 304 crore over a five-year period, as per property registration documents obtained by SquareYards. The two Google entities have formalised these lease renewals at the First International Financial Centre (FIFC), a commercial complex spanning 1.99 acres.
In one transaction, Google India Private Limited has extended its lease for an office space covering a total chargeable area of 1.10 lakh sq ft (39,973 sq ft carpet) across two floors at FIFC. The agreement, starting from June 2025, entails a monthly rental of INR 3.55 crore. The lease incorporates a rental charge of INR 320 per sq ft per month, with a stipulated 15% increment after 36 months (3 years). Google India has also deposited INR 9.64 crore as security, paid INR 1.87 crore as stamp duty, and incurred INR 30,000 in registration charges.
The second lease agreement pertains to Google Cloud India Private Limited, which has secured a chargeable area of 38,678 sq ft (25,141 sq ft carpet) on a single floor of FIFC. The monthly rental for this space is INR 1.24 crore, amounting to INR 78 crore over five years. This agreement, also effective from June 2025, follows a similar rental rate of INR 320 per sq ft per month, with a 15% escalation clause after 36 months. Google Cloud India has provided a security deposit of INR 3.13 crore, along with stamp duty payments of INR 66.92 lakh and registration charges of INR 30,000.
Both lease agreements also cover the renewal of 115 car parking spaces, as per the registration records. The office spaces have been leased from Earnest Towers Private Limited.

The area is also home to government institutions such as the Reserve Bank of India, the Income Tax Department, the GST office and several state government offices, alongside the US Consulate.
With excellent connectivity to the Western and Eastern Express Highways, the Bandra-Worli Sea Link, Mumbai International Airport, and the Eastern Freeway, BKC remains a strategic location for corporate establishments. Last month, BKC made headlines for recording India's highest-ever commercial lease transaction, with Apple India Private Limited securing a 6,526 sq ft space at a monthly rental of INR 738 per sq ft.
