Sujata Agarwal, director of 9 Sky View Residences Pvt Ltd, has purchased three luxurious apartments in Mumbai's Juhu locality for a total cost exceeding INR 104 crore, inclusive of taxes. The properties are situated within the upscale Rustomjee Elements project, developed by Keystone Realtors. The three apartments, located on the 14th and 15th floors, collectively span over 12,333 sq ft (RERA carpet area) and were bought at an average rate of INR 83,769 per sq ft. The transaction was finalised earlier this week, with a total stamp duty of over INR 5 crore and an additional registration fee. The deal includes eight car parking spaces and highlights the continued demand for premium real estate in Juhu, a prime area favoured by Bollywood celebrities.

Sujata Agarwal, the director of 9 Sky View Residences Pvt Ltd, had reportedly purchased three high-end apartments in Mumbai for a cumulative amount exceeding INR 104 crore, inclusive of taxes, according to property registration documents accessed by Zapkey.com.


These apartments are situated within the prestigious Rustomjee Elements project in Juhu, which had been developed by the listed real estate developer Keystone Realtors, popularly called by its brand name Rustomjee. The registration documents indicated that the properties were registered under Sujata Agarwal's name.

The trio of apartments is located across the 14th and 15th floors of the Rustomjee Elements project. The documents revealed that the first apartment, located on the 14th floor, spans 7,610 sq ft and was acquired for INR 58.65 crore, accompanied by an additional stamp duty payment of INR 3.51 crore.

The second unit, on the 15th floor, covers an area of 2,397 sq ft and was purchased for INR 20.22 crore, with a corresponding stamp duty of INR 1.21 crore. The third apartment, also situated on the 15th floor and measuring 2,326 sq ft, was secured for INR 19.71 crore, along with a stamp duty of INR 1.18 crore, as stated in the documents.

In addition to the stamp duty, a registration fee of INR 90,000 had been paid to complete the transactions. The agreements for all three units were registered earlier this week, according to the documents.

These properties also come with eight dedicated car parking spaces and were bought at an average rate of INR 83,769 per sq ft. Collectively, the three apartments cover RERA carpet area of 12,333.8 sq ft and had been purchased for a combined consideration of INR 98.58 crore. The total stamp duty paid exceeded INR 5 crore, bringing the overall cost of the acquisition to more than INR 104 crore, as per the registration records.

Rustomjee Elements is a ready-to-move residential project that offers 3, 4, and 5 BHK apartments.

This deal marks the second transaction surpassing INR 100 crore in the past two months in Juhu. In January 2025, the directors of Sahastraa Advisors Private Limited had purchased a luxury apartment at Lodha Group's Avalon Tower, also located in Mumbai's Juhu area. This transaction had been valued at INR 106 crore, according to property registration documents accessed by Zapkey.com.

That particular deal had attracted considerable attention, as the 9,863 sq ft apartment had been sold for more than INR 1 lakh per sq ft, setting a new benchmark for property prices in the Juhu real estate market.

Juhu continues to be recognised as a prime residential locality within Mumbai's western suburbs and is renowned for being home to a host of Bollywood celebrities. Prominent film stars such as Amitabh Bachchan, Varun Dhawan, Ajay Devgn, Shahid Kapoor, and Kartik Aaryan are known to own properties in the area.

The recent acquisitions in Juhu underscores the sustained interest in high-value residential properties within Mumbai's luxury real estate segment. As Juhu maintains its reputation as a celebrity-favoured enclave, such high-profile property deals are likely to contribute further to the area's prestigious standing and robust property valuations.
