The Konkan Housing and Area Development Board (MHADA) has launched the sale of school and multispecialty hospital plots in Shirdhon and Khoni, Kalyan, through an online tender process closing on March 18, 2025. These plots are part of large-scale townships with over 18,000 EWS and LIG units under Pradhan Mantri Awas Yojana (PMAY). Located near the Virar-Alibaug Multimodal Corridor and Katai-Badlapur Pipeline, these projects aim to integrate residential, educational, and healthcare facilities. This model follows Nanded City (Pune) and Gaur Yamuna City (UP), promoting self-sustained urban development with essential infrastructure.
The Konkan Housing and Area Development Board, a regional division of the Maharashtra Housing and Area Development Authority (MHADA), has initiated the sale of plots designated for schools and multispecialty hospitals in Shirdhon and Khoni, located in the Kalyan area of Thane district, Maharashtra. This initiative aligns with the Pradhan Mantri Awas Yojana (Urban) and aims to enhance essential infrastructure in the region. Eligible applicants-including individuals, companies, public charitable trusts, registered societies, educational institutions, healthcare organizations, partnership firms, trusts, and joint ventures-are invited to participate through an online tender process, with applications due by March 18, 2025.
The Shirdhon project, situated at Survey Nos. 86 and 95, is being developed as a model residential township. It encompasses 7,141 housing units for economically weaker sections (EWS) under the Pradhan Mantri Awas Yojana and 528 units for low-income groups (LIG) under the MHADA scheme. To date, 1,905 units have received occupancy certificates, with the process ongoing for the remaining units. Additionally, approval has been granted for the construction of 11,023 new LIG units. The township's layout includes plots reserved for multispecialty hospitals and schools with playgrounds, aiming to provide comprehensive amenities to residents. Its proximity to the proposed Virar-Alibaug Multimodal Corridor is expected to significantly enhance connectivity and transportation facilities.
Similarly, the Khoni project at Survey No. 162 in Kalyan offers 5,060 EWS units, with 4,048 units already granted occupancy certificates and 2,114 LIG units under construction. Located adjacent to the Katai-Badlapur Pipeline, the project is well-equipped with water and electricity supply. Planned amenities include a community hall, gymnasium, commercial shops, office spaces, a hospital, and gardens. The layout also reserves space for a school and playground, ensuring educational facilities are within reach for residents.
This integrated approach to urban development, combining residential, educational, and healthcare facilities, mirrors successful models in other Indian cities. For instance, Nanded City in Pune is a 700-acre gated community that includes commercial and residential areas, a multispecialty hospital, schools, and recreational facilities, all within a self-sustained environment. Similarly, Gaur Yamuna City near the Yamuna Expressway in Uttar Pradesh is a large-scale residential project that integrates housing with schools, hospitals, and commercial complexes, aiming to create a comprehensive living experience.
These developments underscore a growing trend in urban planning, emphasizing the creation of self-sustained communities where residents have convenient access to essential services. By incorporating schools and hospitals within residential projects, developers and authorities aim to enhance the quality of life, reduce commute times, and foster a sense of community among residents.
