The Ahmedabad Municipal Corporation (AMC) has historically incentivized timely property tax payments by offering interest waiver schemes around March 1 each year. However, as of March 2025, the AMC has not announced such a scheme, creating uncertainty among property owners.


In response to outstanding taxes, the AMC's South West Zone property tax department recently sealed 477 properties across areas including West Gate Business Hub, Inceptum Building at Makarba Crossroads, Palladium Building on Corporate Road, Suvidha Estate in Sarkhej, and Zuber Estate in Fatehwadi, recovering INR 41 lakh in a single day.

Concurrently, the estate TDO department demolished illegal shed-type constructions at Gurukrupa Estate on the Narol Aslali Highway, underscoring the AMC's commitment to urban planning and regulatory compliance.

Financial reassessments in the western zone have led to a 5.95% decrease in property tax revenue for 2024-25 compared to the previous year. The AMC attributes this decline to delays in distributing property tax bills due to the reassessment process but expects revenues to increase as bills are finalized and payments are collected in the coming months.

In contrast, other Indian cities have implemented proactive measures to enhance property tax compliance. For example, Nagpur introduced a property tax amnesty scheme offering an 80% penalty waiver for payments made between January 1 and March 31, 2025, aiming to encourage timely tax payments and reduce arrears.

Similarly, Ulhasnagar Municipal Corporation announced a rebate scheme for property tax, offering a 50% penalty waiver for taxpayers settling their dues between March 13 and March 18, 2025.

These initiatives in other cities highlight the effectiveness of offering incentives to boost property tax compliance and revenue collection. The AMC's delay in announcing its interest waiver scheme may impact its revenue targets for the fiscal year, especially if taxpayers defer payments in anticipation of potential rebates. Timely communication of such schemes is crucial to maintain consistent revenue flow and support municipal services and infrastructure projects.
