The Ahmedabad Municipal Corporation (AMC) has sealed 2,338 properties across the city in a major property tax recovery drive, collecting INR 90.57 lakh in a single day. The southwest zone saw 466 properties sealed, recovering INR 32.70 lakh, while 1,872 properties in the eastern zone contributed INR 57.87 lakh. Property owners failing to pay taxes face water and sewer disconnections. However, complaints about wrongful sealing on Ashram Road have surfaced. Other cities like Bengaluru and Gurgaon have also strengthened tax collection efforts, with AMC planning a 5% annual tax hike and digitized payment systems for transparency.
The Ahmedabad Municipal Corporation (AMC) has ramped up its property tax collection efforts by sealing 2,338 properties across various city zones. This action comes as part of the corporation's push to recover unpaid property taxes. The AMC has issued final notices to residential property owners with outstanding taxes and warned that water and sewer connections will be cut off for those who fail to pay. In the southwest zone, 466 properties were sealed, resulting in INR 32.70 lakh recovered in just one day. In the eastern zone, a much larger number of 1,872 properties were sealed, bringing in INR 57.87 lakh in a single day. These measures reflect the city's commitment to meeting its property tax collection goals before the end of the financial year.
However, the crackdown has not been without controversy. Complaints have surfaced regarding properties on Ashram Road being sealed despite their property taxes having been paid. These discrepancies have raised concerns among residents about the fairness and accuracy of the AMC's actions. Property owners whose properties have been wrongly sealed have been advised to reach out to the AMC's Central Zone Office at Sardar Patel Bhavan, Danapith - Khamasa, Ahmedabad, for clarification and resolution. They can contact the office via phone at 079-25391811 or email at feedback@ahmedabadcity.gov.in for further assistance. This incident highlights the challenges that local governments face in ensuring transparency and accuracy in their property tax collection systems.
The situation in Ahmedabad is part of a broader trend of municipalities across India adopting stricter measures to ensure timely property tax collections. For example, Bengaluru's Bruhat Bengaluru Mahanagara Palike (BBMP) has seen significant success in its property tax collections, having raised INR 4,284 crore by November 2024, including INR 700 crore in arrears. Similarly, the Municipal Corporation of Gurgaon (MCG) reported a 30% increase in property tax collections in the 2024-25 fiscal year, reaching INR 250 crore. These cities have implemented digital systems and streamlined processes to improve efficiency and ensure greater compliance from property owners. Such initiatives serve as a model for Ahmedabad as it continues to strengthen its property tax collection system.
Property tax is a vital revenue stream for urban local bodies (ULBs) across India. In fact, in the 2023-24 fiscal year, property taxes accounted for around 30% of total revenue for ULBs nationwide, though this percentage varied greatly across states. Karnataka's ULBs, for instance, derived 53.8% of their revenue from property taxes, while Maharashtra's ULBs accounted for only 11%. This highlights the importance of property tax as a revenue source for cities to fund infrastructure and civic services. In response to the growing demand for infrastructure improvements and public services, the AMC has proposed a 5% annual increase in property tax, which is expected to generate an additional INR 500 crore in revenue. The corporation is also working on digitizing property tax records, making it easier for residents to pay their dues online and ensuring a more transparent and efficient collection process.
The actions taken by the Ahmedabad Municipal Corporation align with a broader trend across Indian cities to improve their property tax collection systems. While these measures have proven effective in recovering dues, ensuring fairness and transparency is crucial for maintaining public trust. The AMC's commitment to digitizing records and addressing resident complaints will be important for the long-term success of its tax collection initiatives. With an emphasis on timely collections and improved efficiency, these efforts could provide valuable insights for other municipalities seeking to strengthen their finances and enhance public services.
