Hrithik Roshan has extended the rental agreement for a 9,209 sq. ft. commercial office space located in Pune's World Trade Centre, EON Kharadi. As per property registration documents accessed by CRE Matrix, the renewed lease entails a monthly rent of INR 6.08 lakh, with a security deposit of INR 11.67 lakh. The lease has been assigned to Regus Ruby Business Centre Pvt Ltd, with a tenure of 36 months starting from late September 2024. The agreement includes a 5% annual rent escalation clause. A stamp duty of INR 58,500 and a registration fee of INR 1,000 were paid for the registration. The office, situated on the eighth floor, also provides parking for nine four-wheelers and 18 two-wheelers.

Hrithik Roshan has renewed the rental agreement for a 9,209 sq. ft. commercial space in Kharadi area in Pune for a monthly rent of INR 6.08 lakh, according to property registration documents accessed by CRE Matrix. The documents indicate that the commercial office space is situated in World Trade Centre, EON Kharadi.


According to the documents, the office space has been leased to Regus Ruby Business Centre Pvt Ltd. For the registration of the transaction, a stamp duty of INR 58,500 and a registration fee of INR 1,000 were paid along with a security deposit of INR 11.67 lakh.

The leased unit, office no. 801, located on the eighth floor, spans 9,209 sq. ft. and was officially registered earlier this week. The monthly rent for the space is INR 6,08,715, with a security deposit of INR 11,87,961. The rental rate is INR 66 per sq. ft.

The lease term, as per the documents, extends for 36 months (three years),starting from late September 2024. The agreement also features a rent escalation clause of 5% annually. The property has been leased along with parking spaces for nine four-wheelers and 18 two-wheelers.

The commercial space was previously leased to the same company in September 2019 for a five-year tenure. During this period, the monthly rent was INR 4.55 lakh from 2019 to 2020, increasing to INR 5.23 lakh from 2020 to 2023, and subsequently reaching INR 6.02 lakh from 2023 to 2024.

EON Kharadi, recognised as one of Pune's most prominent commercial hubs, continues to attract leading businesses and flexible workspace providers such as Regus. The area's strategic positioning and premium office infrastructure make it a prime choice for companies seeking upscale business premises.

Earlier this year, Hrithik Roshan was in the news for a similar transaction. According to property registration documents accessed by SquareYards, he had leased out a 2,727 sq. ft. commercial space in Lotus Corporate Park in Goregaon East for a monthly rent of INR 5.62 lakh. Lotus Corporate Park offers ready-to-move-in office spaces.

Several Bollywood celebrities have invested in Mumbai's commercial real estate market. Industry experts note that actors such as Amitabh Bachchan, Sara Ali Khan alongside her mother Amrita Singh, Ajay Devgn, Kartik Aaryan, and Manoj Bajpayee own commercial office spaces. Analysts suggest that Bollywood stars prefer commercial real estate investments due to their higher returns compared to residential properties. With prominent commercial hubs such as EON Kharadi and Goregaon attracting high-profile investors, the trend of celebrity-owned office spaces in India's real estate market is likely to persist.
